  2. You only need your basic liability Forget all the add ons for tools plant hire etc Works out very expensive your mainly covering yourself for someone wandering onto the site and getting injured Or the building to be a complete loss
  3. Any self employed trade by law must have his or her own public liability insurance Or employers if they are employed If HS visit YOUR site They will want to speak to you and exspect you to have checked all subcontractors insurance is up to date
  4. Be very careful An hourly rate suggests that you are employing them and will be responsible for there HS The site HS will be your responsibility So you will need site liability How much per hour are they quoting you

I put the blue ribbed ducting in 63 from memory and the blue 25 mil water pipe You just need to remover that the last two metres of the ducting needs to be insulated ducting I ran it in a trench leaving a 5 mtr coil roughly where we where going to connect to the main and then insulate the house end of the duct 1 mtr in the house 2 mtrs underground

Hi I put a very simple drain in (no sump) I simply laid a week mix concrete falling to one point With a 90 degree bend flush with the concrete I added a anti flood valve one metre outside the property and a inspection chamber It did feel like overkill But something that couldn’t be done retrospectively

I’ve fitted bifold door to our south facing kitchen D glazed We wanted to be able to open that area up completely in summer Others wise we would have fitted sliders which I’m pretty sure would be more airtight Bifolds can be problematic so many opt for sliders instead I personally wouldn’t have triple glazing in a bifold as I think it would add unnecessary weight to the pivot points on each door

Verrrry good point Ian I laid porcelain slate tiles at our previous home Looked fantastic But slippy even when dry All on the ground floor so ok ish Top of Debs wish list where Porcelain slats But non slip this time 165 mtrs The ones she found where £53 per sq mtr Plus matting plus adhesive I managed to get them for £29 including vat Still expensive it even our daughters dog finds them non slip

I ran a 600 dpc around the perimeter for the beams to sit on and once the block were in situ I simply pulled it over the beam ends onto the blocks I laid my first inner leaf block onto it Then I put a 600 Hyload dpc on top of the first block and left it flapping down One we were watertight I attached the Hyload to the floor membrane
  17. Your below dpc with the beams so shouldn’t matter about bridging We laid a block on the BB floor then dpc

  19. Most of the builders merchants offer a similar service I would think they would take a bit more care in the hope of follow up business

I agree I would perhaps go further and split self builders into several categories Turn Key Main contractor Managing the project yourself Doing most the work yourself Land cost same for all four Professional the same Utility the same Material uptp 10% More for top three Dont under estimate how much labour costs

We are currently in negotiations with a friend who has inherited two plots If we pay 200 k for one we will share design costs and build two exterior identical homes If he includes the land his build cost will be half mine If he includes my 200 His costs will be zero per mtr There lies the problem of including the land
  23. Another example was contaminated land Which had been done ten years previously This was coming in at around £2000 We found an online company that did it for 500 Sure the others where going to take soil samples But we new it had already been done All these savings soon add up

Quick answer to that a plot in south wales my cost under a 100 Same plot where I am is over 200 Se 400 London who knows Most who come on here know exactly how much the plot will cost But don’t know how much the bricks and mirror and associated costs It would be very misleading for someone who has been gifted a plot To give an overall figure without making this clear
