While I’m no expert I ran the plumbing and electrics to our UHH and a company commissioned it but had a similar problem to yours Everything looked like it was working but no heat The guy who terminated the electrics told me he would return the following day with a heating engineer In the meantime I drained the system and refilled and everything came to life

When we visited the showroom they had one they had been using for two years that was white and this was spotless The surface is so hard that you can’t scratch it We put hot trays in out of the oven and it doesn’t seem to bother it The brown colour is guaranteed against fading or marking It wasn’t cheap But being as it was being bonded to the quarts worktop we didn’t want to be replacing it We have a stainless Blanco in the utility That seems ok But I wouldn’t think it would be as durable

  5. I’ve taken the back box off and I think the problem could be at the back of the stat voltage free switch Replacing that looks a good start point
  6. Yeah I did think that Im at a loss as to why it would just go blank
  7. Yes thanks I’ve just tried that moved one that was working showed no display at all I replaced it with the one that was blank and it worked fine I’m guessing no power to the first location I’m not sure what would govern that Faulty actuator?
  8. Just swapped the stats round and it works in another room Replacement actuator ?
  9. Just gone into a room we don’t use much and noticed the room stat is totally blank Any ideas where to look Or am I looking at a new stat

We had similar quotes £2500 and £3000 for moving a lamppost I spoke to a contractor working on the road nearby and he said if you can wait six months we have some work to do nearby When they came to move the curbs He told me the lamp post was going to be moved anyway He charged £150 for eight curbs and we just waited for them to move the lamp But they would have let us pay Your right the prices are ridiculous
  12. While the sole plate is anchored down the sheer weight of the structure will hold it in place Pretty much like the roof straps holing a roof in place On site work theses are often fixed to the wall plate it not attached to the block work

Ours was similar to yours 167 m2 I went down the same route as you pricing everything up I was going to lift them in with the jcb I found a company that did the job for not much more than I was being quoted for materials and to my surprise they brought a 30 ton crane Everything down in half a day 2 men 1 driver

We had quite a few receipts like that and we just made a record for ourselves what they where for None of them where flagged when we submitted We were paid out to the penny what we had claimed You will find that some of the smaller suppliers will just Wright goods on We would normal write on the back Silicon X 12 or similar All the bits of vat soon add up

Trade account is easy to set up Although I’ve several account with BMs BQ are handy for out of hours Cement is cheaper than most places and quite a few other thing While I don’t buy much from there Like you say it’s handy Worth ten minutes of your time to set one up Or you can use the till receipt It will have a vat number on it

No it’s not normal and most would be offended I say most I would be very wary of any builder that starts high and drops his price for any reason A quote should be detailed and accurate If you like the builder but feel his quote is to much go through his detailed quote and se if you can make any savings on alternative material Such as roof coverings glass internal finishes and spec Ask his opinion on what he has been asked to quote for He may come up with cheaper alternatives
  18. On commercial buildings the drawings for framing are always 2000x2000 On the private houses I normally build 2000 deep x 1800 minimum I’ve only experience of building in England I would have thought a wheel chair loo and door opening wouldn’t vary much
  19. Some of the things are over kill No shorts on site being one But much has changed since I started in the building trade One thing being scaffolding I can remember roofers working without scaffolding on site and roof trusses being pulled up two pol ladders Frightening when you think about it

Yep it’s like that everywhere now Especially the city centre jobs Weekly Scaf tags on 2 ft hop up benches Random drug and alcohol tests No shorts The only thing they don’t seem to be able to is stop us using stilts The company that manufactures them has a method statement as long as your arm that seems to satisfy HSE where ever we go Which is surprising

I can only tell you where we where at for LABC sign off no landscaping Just hardcore Temporary timber ramp for disabled access Wrote on the certificate Landscaping and DA incomplete Kitchen wasn’t complete Utility room had no units in Deco 70 % complete They asked for final Sap Gas sign off Electric Sign off Slate certificate we had a condition in our planning for a rumble strip Highways condition for drive access onto the main road Solar panels that we didn’t fit He didn’t seem interested in these Others May of had more to complete than us Gas electric and DA seemed to be the main things
