The problem you have Is ever builder is flat out at the moment If things where less busy I suspect he’d be less cavalier If your project is not time sensitive Fire him off and start getting estimates to complete the work This will cost you in time and money As taking over a job will come at a premium Your decision should be based on the quality of his work You don’t need to like him
-
Reclaimed will give you the best of both and also cost less
-
I must say I thought it would be a couple of hundred at the time The guy who came out said it was woodworm they where being treated for
-
I had this conversation with Pasquil One of the big players They told me that most in my part of the country are untreated seemed to be a regional thing
-
Plus 1

He will be even less responsive when he has your money It sounds like he’s treating you as plan B
-

-

Ground worker wants to do works on a day rate.
nod replied to Moonshine's topic in Costing & Estimating
So true The person I’m buying the plots from runs a medium size groundwork’s company He said he does go in on a fixed rate for one off plots But thinks of a price and doubles it To many unknowns -

As above You would have to a lot of the work yourself No main contractor We finished ours two years ago and came in just over £800m2 Traditional 286m2 156m2 footprint +DG Your giving yourself a a good chance by going down the traditional route Whilst TF is convenient It’s very expensive We are about to start another build and would be very disappointed to come in over 1000m2 From the land purchase price I’m guessing your finished home will be a million plus So you should be in pocket by the finish -
Your location would help
-
No surrounds Seems to work
-
More than once a year We have hundreds of the spiny geni trees Sycamore I think
-
I ran ours directly into the drains But soon changed to shoes Due to all the nearby trees They quickly blocked up As you say Shoes look ok
-
Sounds like a great project We are not far away from you at Preston We completed our first build two years ago and have almost completed the purchase of two plots Near by at Woodplumbton Try to keep your fees down to a minimum We have budgeted 2k for design Similar to four years ago

Advise on where to put expansion joints in the floor
nod replied to Crose's topic in General Flooring
All doorways will need an Expansion joint and keep the tiles at least 10 mil away from the perimeter -
A fair price for constructing a stone wall....?
nod replied to ELV's topic in Landscaping, Decking & Patios
That’s very cheap The thing is with bricklayers we keep hearing about how much they earn But there’s a lot of down time also Which has to be factored into any price or rate Get him booked -
I use it all the time on ceilings and walls Cheap as chips and quick to install
-
Not a silly question Absolutely fine and more common than you would think If the Batons are simply to carry the SB It would be more entice to use Res bar at 400 centres

This is one of eight houses that have just had its pre plaster inspection The site manager has just said as it’s number eight it needs to have an acoustic test So do your magic ? By Thursday this will all be plastered out and the poor sod buying it will have no idea All three floors are as bad
