It’s quite simple Sends your drawings to the sap accessor and will produce a sap report for planners Once you have finished there is an as built sap report Total nonsense as they rely on what you are telling them to be true

I think the simple answer is Money talks The large spec builders create lots of jobs and government revenue Spec builders are supposed to air test 1-7 homes This simply doesn’t happen With most being carried out as a desktop study It’s years since I last saw an Aires being carried out I think most accept that gas boilers won’t be fazed out in the next couple of years Probably for self builders But not for the mass market More likely they will run a small percentage of Hydrogen and re labeled If I’m wrong and the government does bring in a total ban on gas in new builds and pier stations The fall in demand should force gas prices down 😂😂

It also depends on why you are considering a HP If it is to save money Then stick with gas Even in a newly built well insulated home A HP will be more expensive to run than gas HPs are better for the environment Or will be eventually when the electricity they run off isn’t produced using Fossil fuels -
On our last build Finished three years ago The SAP predicted saving for a full PV array was £200-300 per year Outlay £9500 This time we are being told that we could save up to £500 -700 per annum I asked our Architect if it was financially viable He repeated what a wise man on here said Buy cheap and self install

Short answer is Yes You can go to a solicitor and draw up what ever you want But be careful While neither of you intend moving anytime soon You don’t know what’s around the corner We often hear on here the term forever home No such thing We did a similar thing to you Many years back and gave our neighbor a strip of land so they could get around the back of there house Two years on they split up and we ended up with a caravan parked opposite our kitchen window I would draw up a very one sided agreement Assuming you may be dealing with strangers sometime down the line -

I wouldn’t put insulation over the rafters Definitely wouldn’t use 12.5 plasterboard on 600 centers I would insulate between the rafters and use a 100 mil insured plasterboard under the rafters -

As always Nick Spot on The preparation work on something like this is key The whole surface must have several coats of R10 K sealer Around £40 a tub So not cheap As already pointed out A fibre mesh should also be applied Then 10-15 mil of top coat Unfortunately It will all have to be knocked Sorry -
On our last build We both worked 40 hours per week Spent two hours Monday to Thursday 12 hours Friday to Sunday All holidays including Boxing Day and still took two years to finish It will be a Lonnnnnng road unless you up your site time 😂

Many many suppliers are milking it 9p a liter difference between two independent garages lintel quite over a grand difference between two quotes same product BB 1400 difference between two quotes both selling Armstrong beams

I’m obviously missing something Why would you want to go to the trouble of building a hockey stick into a cavity Just tell them it’s a stupid idea

It was EPDM or GRP for me I had absolutely no experience of either I went for GRP as I felt the finish was more forgiving to the inexperienced applier Absolutely bombproof and easy to apply

Inside or outside is normal here Ive never seen a hockey stick built in to the cavity
