Anyone else contending with self build cost?

Our previous build was started six years ago My wife 51 and myself 55 We did virtually everything None stop for nearly two years and came in at £815 m for a very high standard of finish 390k spent 800k valuation Great Five years on we bought two excellent plots and a 2.5 acre field at the back Lets do it again But with a difference Let someone else do most of the work We even looked at TF But the costs where considerably higher than Solid build and that was before timber prices rocketed We pushed the boat out with the design Three vaulted ceiling’s Two feature windows Arts and crafts design roof with a 50 degree pitch Then the price and labour increases hit We found ourselves at a similar position to you Whilst we had no borrowing It was pretty obvious that bringing in trades wasn’t an option Re designing the roof and using tiles as apposed to slates would save us thousands and lots of time We decided to push on with the design we had Whilst we did the slating on our previous build We decided to get a quote for the house and workshop slating With over 60 meters of lead valleys we new it wouldn’t be cheap But over 30 k came as a shock But not an option We started putting the loose rafters in over three months ago and we still have about a 1000 slates to put in Both of us work full time but we will have to carryon in the same vein Suppliers are chasing us rather than the other way round There can be 50% difference in price between the same products as not all But many suppliers like petrol stations have jumped on the bandwagon and have and are overcharging Ill not bore you with examples but there’s lots of them out there Shop around -
On our previous build we had everything on a spreadsheet and virtually everything costed The only thing we we’re caught out with was the PIR doubling in price over a fire at the Factory in Germany Whilst we still have a spreadsheet we’ve given up trying to plan to far ahead Is anyone else managing to keep track

It doesn’t sound like your budget is massively constrained If it is Id ask myself do I really need three car chargers and hard wired patio heaters They cost a fortune to run

I made a dummy truss and used 450 dpc to build in Onsite there’s nearly always a garage truss kicking around that can be used -

For it to be of any benefit to him You would have to employ him on PAYE Which would involve setting up a pension for him Or opting him out which will cost you about £500 Then there’s the tax implications for you Tell him he’s a cheeky bugger -
Yes the same Well under 10 k if you put it in with your Groundwork’s

Is there a reason why your not considering a Treatment Plant Most on here have gone down that route We had a sewer 20 meters away on our last build But settled on. TP as quote where coming in at around 40k

It’s quite expensive But if your only doing one wall it’s not to bad It comes in every shade and colour We deal with two designers who incorporate it Into what seams like every job difficult to tell from the photo I’ll see if if can find some better ones -

As part of my business I supply and fit lime plasters Clay works is usually descend by the the designers as concrete finish Perhaps worth googling it -

You can look through all the back posts on here I don’t think you will find any complaining that they have built to big -
You are probably better shopping around for your quotes Our Architect got quotes of around 12 k for a consultant to prepare a flood report (Sequential) With much of the legwork being done by us We found an expert who ran rings around planners That did everything for £1800 Architect's are very good at spending your money

All the answers are telling you the same thing No one enforces this Our protection zone was under a 600 mil drive It’s obvious to planners that we would be digging this up But they are required to put this in -

We had all this on both builds The problem was we couldn’t get past if we added Herras fencing style root protection We decided to rope it off on the first one It wasn’t practical to do that on this one so we agreed and did nothing Trees are pretty resilient -
The majority of new builds are 600 spacing = 22 mil If you decide to go 400 centres you can use 22 or 18 mil Both are fine I’m with Peter A lot of the you tube stuff doesn’t make any sense

As above 22 mil at 600 or 400 Aslong as glued arnt needed Just where studs land parallel to joists

All the weight is on the cables holding the cross struts Use tack blocks around the perimeter Chanel The Chanel should really be fitted to a black timber baton to form a shadow baton

I’m not sure where you heard that It’s supplying coking Cole to the steel industry It nearly didn’t go ahead It definitely wouldn’t go ahead if they where mining for export I’m not even sure how a relatively small coking mine could even compete with Chinese imports This has to be better than importing Certainly no worse We where importing a million tons of coking coal from Russia alone
