    Definitely get all the CIL stuff done first. One of the requirements of that process is submitting a commencement of development notice. So get any planning conditions sorted. Decide on a date when you will officially start and get the CIL and demolition paperwork in.     Note: My D&A was written 10 years ago and things have changed a bit since. These days they like developments to be "sustainable" but I'm not talking about it being green. The council consider it sustainable if there are already the public services in place to support the extra people that will live in the house so they don't have to provide new ones. So if favourable to your case you can describe in the D&A the availability of local services such as school places, shops, doctors and dentists, playgrounds and how you could get to them (ideally using existing public transport). If you have to drive either don't mention that or point out that you have provided car parking spaces and that the routes aren't congested. Beware that if the local school is at capacity the planners might want a Section 106 contribution towards the cost of providing additional classroom capacity (even if you have no children).

    Hope you haven't told the planners it was a paddock. In planning terms there is a world of difference between a paddock and a garden. A paddock is agricultural land. A garden is residential land. If it's a paddock/agricultural land then your planning application needs to include "change of use" and might be a lot harder to obtain. If it's clearly part of the garden of an existing house then you don't need to apply for change of use and it might be a lot easier.

    That's correct but it means anyone on the flat rate scheme is out of pocket if they take on zero rated jobs. Earlier I posted a comment I found on an accountancy site that suggested companies that regularly do zero rated work should avoid the flat rate scheme for that reason.

    Just had a look at the assy drawing for my Toro and it has 2 filters in the hydro unit. The small one is £12 in the UK and the larger is £41-£48. Never seen/noticed any references to these in the servicing. The larger one appears to be buried inside the unit and I think would be a big job to replace.

    +1. Have a close look at the wording of the PM's quote. I had a few quotes that were for the right amount (eg no VAT had been included) but they were printed on a standard template letter that stated "inc VAT at 20%".

    Mine has a hydro drive transmission but it's the blade PTO clutch on the bottom of the engine that failed. Is there an oil filter in the hydro unit? I'll have to investigate as I've never changed one in mine if there is. Mind you mine leaks so it's getting new oil regularly.

    I guess they might fit but they don't list the part number for my model. The only place I found claiming to have the right one was Shoulders of Shoreham. They sell Hayter parts, some of which have same part numbers because Hayter are owned by Toro. There is also a Toro agent in Germany that I've used before because their prices are usually a bit cheaper. Anyway I've got the thing now, just need to fit it.

    The PTO clutch has failed on my Toro ride on. The official spare part seems to be around £350 so I went for a third party replacement from the USA via ebay for just under £150. Still hurts though. Need some good weather now to work up the enthusiasm to crawl under it and get oily.

A compromise might be to ask him what his flat rate is and agree to pay that cash in hand so he's not out of pocket. I think it should be quite a bit less than 20%. Normally businesses only pay the HMRC the difference between VAT they charge and VAT they pay. The flat rate is meant to simplify this and means they cannot reclaim VAT on purchases so the rate is lower.

    Do they use Hermes for shipping? Had email from them saying there was an issue at their sorting office. My parcel took a few days to appear on their tracking system.

    The fact that amazed me about the SpaceX landings was discovering that the landing rockets can't be throttled. Basically they have to be fired at just the right height. Too high and the rocket stops some feet above the pad and drops the last bit. Too low and it's travelling too fast when it lands.

    Space blows my mind.. Consider an imaginary glass sphere around a star. All the light emitted by the star would pass through the surface of that sphere. So now enlarge the sphere until its the size of say the solar system. The surface area is now massively bigger and the light passing through each square meter is proportionately that much less. At that distance solar panels are too ineffective to power a space craft. Now expand the sphere even more... The star Cassiopeia is 150,000,000,000,000,000 km away. So all of the light from Cassiopeia is effectively spread out over the surface area of a sphere with that radius! That's one heck of a large area. Yet enough photons of light pass through every square mm that we can see Cassiopeia with the naked eye.
