Vat 708 paragraph 3.2.1 in the table it says a garage qualifies if built at same time as new house. I can't see a reference to rooms above a garage in vat 708. Anyone got s paragraph number?

One possibility would be to hire a QS to go over the cost estimates but that in itself can be expensive. I noticed rather a lot of figures like £12,995 and £13,995. -
You will need some timber or steel beams to make a platform on which to build the cabin. If the pads are further apart than they need be that just affects the size of the beams. No big deal.

Have you considered constructing an agricultural building (planning not always required), waiting 10 years and then converting it? I believe you would need at least 5 hectares. The whole site must only be used for an agricultural purpose for that period. My builders rule was never order off plan if you can measure it on site. He remeasured all the window openings before ordering windows. -

Timber seems to be measured before they plane it smooth. So 50*50mm planed timber has a finished size of 44*44mm. -

I guess things have changed over past 12 years. When we got site insurance there were virtually no questions. -
Even if they are from the same batch I would still mix them by taking bricks from several packs at once.

The bricks used on my house and at least one other in the village are a mix of three different bricks, each of which can be purchased separately. If you just buy one of the three it looks too dark or to light or wrong colour.

As long as you don't go below their footings you do not need a party wall agreement.

If they will be visible I would get both courses redone. Try and find somewhere with the bricks in stock and go collect them taking some of yours to compare. They should never have ordered small batches. Even with them all ordered at once the should have mixed them up.

If you fill a wine bottle with water and turn it upside down with the neck under water in the bird bath the water doesn't run out of the bottle until the birds drink and the water and the level falls low enough to allow air into the bottle. Many variations on this theme are possible with larger bottles.

It doesn't appear to be of any great significance to the conservation area so you could probably get planning permission if needed.

The only situation I can imagine it being free is if the council has a special site they want to encourage self builders to build on for some reason. -
Google says do it at night as they are less aggressive then. Use a red cloth over your torch to stop them heading for your light.

Last year we had a huge cloud of wasps coming out of the soffit in a hard to reach place. I drove miles to purchase several cans of wasp killer intending to rig up something on a pole. Got a can tapped to the end of the pole and discovered....the wasps had buggered off on their own. Wasted about three hours.

+1 or buy a cheap drill powered pump to circulate water from a bucket through the UFH back to the bucket. Manifold usually has connections for garden hose.
