  1. Perhaps make a "manifold" from copper pipe and fittings. That's what our plumber did for our bathroom. It has a mixture of 22mm and 15mm isolation valves on it to suit pipes going to different places like the bath, shower, basin, WC etc.
  2. Not sure but the house othe side of the path has similar line. I think the garden wall should have been on that line but it has been angled back so not visible in the photo.
  3. The vents normally go in the soffit not the fascia so would be hard to drill from the inside. I think the holes would also be big enough that the strips would be cut into sections that come out unless they are glued together. Think you will have to ask your BCO if that's OK. Our BCO allowed it but we have tiles rather than slates .
  4. I don't see a major contradiction. Looking closely the first plan has a very faint red line same place as second one. I think the brick wall referred to must be in the wrong place. Eg not in line with the garage wall as per the black line on the first plan or it would be visible in the photo of the site. I'm afraid I think these plans just reinforce the idea that the site (in red) includes garden (bounded by black line/wall) and some amenity land (between black line and red).
  5. Is that a new wall as I can't see one in the photo. At least if there is a wall it's not inline with the garage wall or the black line on your plans. Is it angled so hidden behind the garage?

Each one typically has a free opening of 2500mm^2. I think they normally recommend a slot 25mm wide which is 25,000mm^2/m. So you need around 10 vents per meter. Don't just drill holes as you will eventually hit a rafter. Plan a pattern of vents that fits between rafters, make a jig for a hole saw etc so the end result looks uniform. One potential problem... are the two strips nailed together or just to the rafters?   7. If you put a 2m high fence around it then it certainly won't look like open amenity land, it will look like it's part of your private garden.
  8. Yes. They already said... And we said before a "change of use" to private garden would require Planning Permission and an application for a Certificate would be refused. So yes you need to provide evidence it is not amenity land but has always been private garden. I thought you were going to check your deeds and/or ask why they think it is amenity land?

That means they should only review your application against the GPDO. If an application fails then Planning Permission is required so sometimes they comment on the policies and reasons for a likely refusal of Planning Permission. However the formal reasons for refusing the certificate should be limited to evidence that it does not meet the GPDO. Otherwise you can appeal.

  12. The tiles get hot then radaite the heat across the gap below them. I think the solution I woul like to try is a well ventilated gap under the tiles with a shiny membrane. Problem is are there any shiny membrane that will stay shiny under tiles? Probably not. I think dirt and dust will accumulate. So perhaps it need a regular membrane with ventilated void below it and then shiny insulation?

  14. In that case it's far better to insulate the loft floor. Just don't put any under the water tank. You can drape plastic sheet over the tank then put insulation on top and sides. Let the insulation over pipes where possible and lag them well where it isn't. If you want storage build a platform above the insulation. But check the floor joists are strong enough. Sometimes they are only designed to support the ceiling. You should preserve ventilation at the eaves. Air should flow in one side of the house, across above the insulation and out the other side.   17. I must be missing something but I would remove a section of plasterboard and add noggins/pipe brackets. Also add timber to support the cut edges of the plasterboard if you can't remove a whole panel.
  18. What's the situation with an empty flat due to a bereavement? It's currently exempt from Council tax and the Electric is standing charge only.
  19. To fit 60mm you only need remove a tiny triangle with sides roughly 15mm x 15mm.
  20. Don't use foil tape as it breaks into bits too easily. You want something like a reinforced plastic tape so it comes out in one piece.
  21. Actually if you are already using 60x204 duct can't you cut a bevel on the joist to get 60mm through and reinforce the side of the joist if necessary.

  23. Instead of making split female molds you might try foam male molds and cover with tape. After the fibreglass is set dissolve out the foam and pull out the tape.
