Thanks Damo. I agree with you, but if selling the plot on would outline be enough for a potential Buyer? Or go full planning route where our design may not suit potential purchaser!

Looking for advice as nearly completed our new chalet bungalow in place of the old 1930 bungalow. Have access to the rear garden down side of New build. (3.3m width) Brief history 424A built in early 80s not allowed rooms in roof! 420A Annexe is a converted garage with a conservatory attached. 420 recently developed extra rooms and new dormers in the roof area. 418 extensions front and rear sometime in the 90s Do we go for outline planning for a 2 bed single storey bungalow or put in a full application?? Pre app advice from planning is a couple of hundred ponds more than outline or full planning! The site area would be 27m deep by 14m narrowing to 13m at top of garden area. Advice and any ideas would be appreciated.

225 x 45 c24 is a heavy frame to stand up! I think you would need lifting gear for all exterior panels. Have a look at this video series for wood fibre. https://www.cairncollab.com/buildingpassivevideoseries/v/bishop-passive-house-introduction

From pictures, it looks like a sheared fitting!! Broken piece should unscrew off imperial tee piece, same for fitting on the 25mm poly and replace? Would recommend a short section of 25mm with good curve, the pipe looks like it has been under strain with ground movement.

A bit late to reply, but make your own insulation saw!! Take an old standard wood saw and grind teeth on each side down, so it just has teeth and will cut through rockwool like butter!!

I would recommend the RWA45 packs. 100mm and 50mm always on offer online. Easy to cut to tight fit with insulation saw. I cut 2 pieces out of a 600x1200 and very small amount of waste. 2 layers of 100mm in between rafters will stay in place, no problem1

Could you post a site plan showing tree position and actual height, may be just one corner needs deeper footing!!

There are always small quantities of render and mesh on marketplace, and easy to darken/lighten the colour with a cement colouring powder! -

A cheaper option is to render with a mesh and base coat then thin coat render such as parex. Robust finish that can take water splashing!! -

Kooltherm K108 is an advanced partial fill cavity wall insulation solution. It has a thermal conductivity of 0.019 W/mK and can achieve the same wall U-value as alternative products with a much thinner profile. Its low thermal conductivity can maximise usable internal floor space. Did the Sap consultant mean you to use this product? -

Council Tax Blow!

I sent the above pictures to valuation office and was told the bungalow did not qualify to be deleted for council tax. I eventually got valuation officer to visit, he took one quick look around and deleted the Bungalow from the purchase date! -

I have bought from them, good service and reduced delivery charge as coming to my area for other customer. Only bought the tank with filters sourced all other parts locally. Recently fitted for a friend a halequin tank and pump package considerably cheaper! though first pump failed early on which is same RH ltd supply. Ebara or Steel pump for in tank use.

I have recently ued https://www.insulationuk.co.uk/ for 240mm Eps in new build of floor 84m area. 2 layers of 100mm and 140mm staggered. I think you would find 260mm eps 70 at 250mm around 30 to 35% cheaper than the 160mm of Pir! -

HI I have the 255l twin coil no problems, immersion in perfect place to run diverter. 50mm Pir on top of cylinder and bubble foil jacket virtually no noticeable heat loss.
