Sure but a building that scores C77 will be worse and more costly to run than a building that scores A94 regardless. Like is often touted on here you take a fabric first approach spending your limited funds where it will have the most impact. In this case the air tightness target isn’t very ambitious and could easily be improved upon.

Air tightness isn’t about thick walls and more insulation. That’s definitely an area for improvement.

How much of this is because you don’t like him versus it actually impacting you. If there is no impact to you then move on and forget about it. If you do complain and he finds out then it’s likely he’ll get all the necessary permissions should there be any needed and he’ll just make life more difficult for you. In life some things are worth the fight and some things not. Choose carefully what you will fight for. -

The Raspberry Pi is a brilliant little powerful computer. It’s uses are endless. I have a few around the house. During lockdown I built a cocktail arcade cabinet powered by a Pi4. I also built a small portable one for my nephew for his Christmas. I have another one that runs some software called Pi Hole which means we don’t get any internet adverts. I also have another one that has a DAC attached to it that I can stream music from my NAS or from Spotify. I have a fairly expensive Hi-Fi DAC and the Pi based one sounds as good to my old ears.

The as designed SAP is typically inefficient with lots of assumptions. Have you gone through it and checked what assumptions have been made. That said, I got my design SAP back last week and it was 92.

The TP-Link one linked to above supports multiple SSID mode and vLAN. So this effectively separates it from your own internal network. It’s easy to setup. TP-Link have videos on their web-site showing you how to do it. -
Hi I contacted Greencoat and they went out to their contractors nearest me (who were still 2 hours away) and only one provided a quote and it was a lot more expensive than anything else. Any pics? I love a standing seam roof 😂

I think folk get carried away with the size of their self-build and too many bathrooms. I thought our previous house was too big at 350sqm, we didn’t use half of it. Our build is 202sqm but we will use all of it so will feel as big as the previous place although I think we have too much glass on the south elevation. -

It was nice enough on paper but looked pretty awful when built. It was also unnecessarily enormous. Looked like another example of an architect building a house for their practice. Also a huge volume to heat. -

Our living room/kitchen/dining area is almost identical to yours including the size. We also have a very similarly sized island. We elected to put the sink and hob on the island for a few reasons. Firstly it meant we removed the kitchen units entirely from the back wall. This gave us space back and took a load of cost out of the kitchen. Our island has several long deep drawers which are more practical than cupboards. It meant we could look into the room when in the kitchen and enjoy the view we bought the room plot for rather than have our back to it. The dishwasher is in the island too so it means the hob, sink and dishwasher are all together so no need to wander round the kitchen carrying stuff from area to area. I can post a pic if you like including a 3D render. On the the 3D render, if you haven’t done it I highly recommend it. I did mine myself using RoomSketcher. -

Just to add to this reference who is liable. My father in law was an architect. Several years ago he did some drawings for a new house and got it through planning etc. A builder then did the work and it was signed off. 2 years after completion there was a structural failure that was down to an installation problem by the builder. However the builder had gone out of business. The warranty insurance company went after my father in law and his insurance paid out. -
We are using the Alwitra Elevaon V stuff. We have 64sqm to cover with one rooflight. I’ve seen it fitted on a few buildings and it looks very good.

How much is too dear for your access point? You can buy them cheap enough but cheap is relative. It’s also worth thinking about security and privacy. You as the subscriber are on the hook for any illegal activity your internet connection is used for. There have been cases where the subscriber has been fined. Therefore, I would definitely set a password as a minimum. But you might want to consider some disclaimers your guests need to sign etc. there are bound to be templates you can use. -
Include sheds, greenhouse in planning application?

As long as you work within the planning guidelines I don’t see why it would present a problem. That said my other half’s dad was an architect and on some schemes he’d suggest waiting and do as PD. For big garages or workshops alongside a house build he’d sometimes submit the planning applications separately. -

Lucky escape from what? Most if not all timber companies that do designs or have standard designs have this in their terms. -

Most timber kit companies have this as part of their terms including if you copied their basic designs from their website information. As above ask them what their design fee is and pay it if it’s reasonable and then you have no problem. Alternatively you need a new design scheme.
