  1. If you were against having a Project Manager at the beginning what's changed your mind? there are pros and cons for both sides of the argument.

Thankfully a mate who once was a painter gave me a few pointers, for the mist coat use contract trade emulsion, get a 10l tub put 5l into another tub and add 1l of water into each and mix well, top coats worked best with the same thickness as the mist coat but the amount of water needed varied depending on the paint. Learning how to spray was definitely trial and error 🙃
  3. I used one of these https://www.screwfix.com/p/wagner-control-150m-300w-electric-high-efficiency-airless-paint-sprayer-230v/400gt £350 , hose is 7.5m long . Couldn't fault it .
  4. Ok ,Looks like you won't be able to full fill between the rafters as will need to leave a 50mm gap between the insulation and the roof . Which leaves you with 170mm , the most cost effective way IMHO will be to add 170mm of fluffy stuff between the rafters and then add pir board to the underside .

  6. Sounds amazing, showers are wall to wall 900mm x 1200mm x 900mm two of and 1000mm x 2000mm x 1000mm do you think £1500 Will cover it 🤣.

Build is moving on slowly but it is going forward, shower trays are in and flooring down in all bathrooms and was measuring up today for wetwall type panel ready to put an order in when it dawned on me that the panels we were looking at are only 2400mm tall and we need 2550mm , don't really want to leave 150mm at the top just painted wall any ideas where I can get bigger panels or what work arounds there are ?

  12. HI @puntloos i think the answer to this question is less about the quality of what you are building and more to do with how you are choosing to build it , so for context. Our build is also 300m2 but is a bungalow so 300m2 of foundations and 440m2 of roof we also have 120m2 of loft space which we have installed the roof lights x5 and put 22mm flooring down and have insulated at rafter level but have boarded over the stair well and will leave for another time . we employed a groundworks contractor to take the plot from a muddy field up to DPC , this included the both drainage systems but not the final connection to the mains sewer . We then employed a general builder to construct the main structure , this included all brick/block work, steelwork, floor joists, flooring, glulam beam, cut roof , all roof tiling and guttering. Windows and doors by decent local supplier 1st fix plumping and electrics , small local company that does both, i laid the dpm and floor insulation and 2nd dpm they fitted UFH. Floor screed by local firm 1st fix carpentry a mix of me and local lad on day rate as and when needed / nights weekends Boarding and plastering by local small firm. MVHR , online design, brought the kit and fitted it myself . we should be in a position to start painting this weekend , that will be me as well along with a local painter and decorator on day rate as and when needed / nights weekends My SAP calcs tell me that the floor is .12 the walls .17 and roof is a mix of .12 and .10 (vaulted areas) I have taken a look at the quotes that you have posted and would love to be able to advise on where you could keep the same quality at a reduced price by changing brands or supplier but the prices on the quotes i am struggling to relate to . Looking at C1's preliminary's Item A 004 site laborer is quoted at 45 weeks @ £216 P/W for a total of £9720 i suspect that is the day rate and should read 45 weeks @1080 P/W for a total of £48600. It seem that the price of your build is linked to the value of the finished product (I will make these numbers up) valuation of finished home 1.5M - plot value 400K = 1.1M build cost. To give you an idea of how expensive they look to me, Contactor 2 wants £218820 for his Preliminary's , i have done all of the above for a similar amount.

  14. Try Donaldson direct as well ,you can get a instant online price and I found it wasn't to far off their Full quote after I had sent over the plans .
  15. In the end we opted for a cut roof , the main part of the house is cut on steel and the vaulted family room is on glulam . You will need a SE to design this and BC will want the drawings . Had trusses priced from 3 companies to supply and asked the builder to give me the price for fitting them and give me a price for cutting a roof there was only £500 difference in labour cost.

I read about this on the forum and started to panic as it was one thing i had not considered that might be an issue , but i found that E-on have no problems fitting new meters in this area , from the first call to instillation of the smart meter was 4 weeks , i will stick with them for now and shop around once we have moved in .
  17. No harm in shopping around especially when there are a lot of fees attached , just took a quick look at ours and the broker fee was £495 to us for her to arrange the deal .
  18. Do you have a copy of your building regulations? This will tell you what has been specified for your build regarding the type and amount of insulation for the floor walls and roof . Post it up and I'm sure you will get some good advice on anything that could be improved.

Hi @BartW im currently in discussion with BCP and they will do a basic design for free which in your case would not be of much use but for £100 they will do a detailed design, the questionnaire asks for all the details , joist depths and directions, web joists and size, and steels , with a lot of emphasis on steels placements and a caveat that basically says if you move the steels so it's different to the plan submitted don't blame us if your mvhr doesn't fit as we have planned it.
  22. This is the best thing about designing and building your own home , its all about what you want , like and need . As for materials and colours I would have black roof tiles and definitely go for clay whatever colour you choose as concrete ones age and start to look tired a lot quicker than you think.

I looked into the foil systems and came to the conclusion they were not for me i forget which one on their website had a good guide to u value build up but seem to recall to get down to .12 still involved putting a large amount of PIR between the rafters with foil on top and below with air gaps between each layer which would be a PITA to install , in the end we opted for batten and counter batten, Procter roof shield membrane , 175mm full fill multi roll between the rafters and 100mm PIR underneath which gets to .12. if you want lower than this just up spec the multi roll, we used 40 but there is 37 , 35, and 32 available at additional cost .
