  1. Tell me about it , they closed the road for 3 days whilst they connected the plot next door ,my pipe, ready to go and paid for was just 10 meters away ?

Hi @Mulberry View is there any specific reason you need mains water connection on site to as you put it " get cracking " the house next to mine has only just been connected and they are on second fix we are getting ready for the lintels next week and still no connection date confirmed or inspection has taken place , application was made in June with a desktop survey done and payment from me in July. a lot of the builds round here seem to be using 1 tonne IBC containers for water until the connection goes on .
  3. No restriction on height and the pitch is 30 degrees so nothing to steep to work off , but to go for a full warm roof I would need to add another 330m2 of 100mm PIR and at todays prices is just a step to far . So it will need to be ventilated which is not a problem .

I need some advice on the build up for our roof , we have PIR on top of the rafters with fluffy stuff in-between but what is the order on top of the PIR ? our local BC has a easy to read guide for cold roof and warm roof build up but nothing for a half and half , the way i understand it would be to go counter batten ,"felt" ,tile batten , tiles ? Also does it need to be ventilated ? I will talk to the BC when next on site ( they are very approachable ) regarding this but would like to understand a bit more before i have that conversation .
  5. Well we finally started on 23rd of June and the groundworks are done ✔waste and water drains are in and quite a bit of (un budgeted) stone everywhere, brickies start tomorrow morning . I know many who have had ,and those who are having issues with builders ( and you have my sympathy) are quite right to call them out on this forum but i would like to say so far the trades have been spot on so credit where credit is due .

  6. I can remember my late fathers workshop had a "pit" which had concrete blocks as steps leading down to the bottom and cut down scaffold boards laid into a small recess across the top when not in use to stop me running in and falling to the bottom.
  7. We have a pit ready to take a lift in the future , as you say most of the retro fits do not require a pit but having one available does mean all options are available when/if we want one . As for cost a few meters of beams missing and a few blocks not laid vs a bit of extra insulation and detailing cost neutral .

  9. I have had one put in ,we are unlikely to need it anytime soon as we have all the living and sleeping on the ground floor but there is going to be around 130m2 of usable roof space and by the time we have the money to do something with it a lift might be necessary ?.
  10. Double check with local BC, round these parts they insist on 225 only going lower by negotiation and good reason.

  13. Took the advice of many on here and designed in 3 course's of brick above the beam floor to give 175 eps and 50mm flow screed , sap calcs show a u value of .12 . Used floorspan for the block and beam floor no issues 3 week turnaround from order to delivery.

  15. Good rule of thumb for type 1 is 2 tonnes per m3 , some lighter, limestone i think is 2.2 .
  16. Grab lorrys are typically 18.5 tonnes payload
  17. Area m2 ,multiplied by depth ,will give you m3 then check how much a m3 of chosen materials weight.

For me slate is the best material to cover my style of home in but comes at a price premium the clay tiles would have been very nice but I secretly think i would always have looked at them and thought wish I had spent the extra and had a real slate roof , I always look at a slate roof and think classic , quality ,understated .
  22. Same here , wanted Cassius slate look clay tiles minimum 4 months, going for the slate we wanted at the beginning now we have an excuse to spend the extra.
  23. Not sure if it is a locality thing but in fenland concrete tiles age badly and very quickly, driving down any road you can easily spot concrete, clay , slate just by the thickness of crap sitting on top of the tiles.

  25. Hi @patp Have you looked at KB Kitchens in Wisbech we are only at the pouring foundations stage but have sent out to a few designers and they have come back with the best looking lay out so far.
