  3. Thanks Mate, they have quoted on 3 different units but like the sound of the vent axia plus B @ £2600 including the ducting kit , it is for a 245m2 bungalow , 7 supply and 6 extracts, seems a decent price to me ?
  4. Hi @Conor how did you find them ? just had their quotes arrive they seem where they should be and don't know if i have the energy or enthusiasm to spend time shopping around.
  5. Hi @crispy_wafer i used these, liquidscreedpumping.com,, they cover Lincolnshire i called the mobile number and gave my m2 and thickness and he quoted me there and then, he was working on 2 week lead time .
  6. Had ours done 2 weeks ago and just paid the invoice , 249m2 @ 55mm thick gyvlon liquid screed £3857.50 , £15.50m2 or £282 m3.

Hi @Chaos its a bit catch 22, if you buy a plot with detailed planning approval you know exactly what you can build without having to deal with the local planning authority, of course you can put in to change this, minor changes will be waved through major changes could be a battle , an extreme example would be planning approval for a 3 bed bungalow and you want a 5 bed house. Plots sold with outline planning permission normally will state what the outline is for ,eg, detached family home and will have a site plan showing roughly the footprint of the build on the plot, at this point it is then find an architect and get your design through planning.

Looking at that fridge it must have a different hinge system to most out there , the one i have (Samsung) the doors would hit the architrave when you tried to open them , i know there are doors that will open in tight surrounds but not many best check before you build the housing . As for the filter where will the feed start ? if it will be coming of a spur under the sink then put the filter there . Yes they do move easily .

Although ours was unplanned having most of December and January with not much happening was in hindsight a good thing , gave us chance to spend time inside the build and really see how much space we have and mark in chalk where everything will go and then reflect on our original thoughts knowing that we had time and plenty of chalk .
  13. Roof tiles , in particular clay roof tiles , ordered ours June 21 for October 21 delivery last 4 packs didn't arrive until February 22 , 3 month delay on the build .

  15. Used a local supplier for all our windows and doors they are not one of the branded names that get mentioned a lot on here but we are happy with them.

I looked and had quotes from 4 different TF company's solo, English Brothers , Fleming and MBC . the one thing to be mindful of is whilst they all supply and build a timber framed shell they varied in quality, cost what was included and what was extra so much it made comparing like for like quite a challenge . The best performing was MBC and also the most expensive by some margin, Solo was the cheapest but the worst performing unless you start to add in the extra insulation upgrades, English Brothers seemed to offer the best compromise between cost and quality with Fleming not far behind.

Personally i would start by sounding out different builders/trades locally , get estimates from builders who will quote to build up to the shell with roof and tiles including groundworks and drainage . these will only be an estimate at this time but will give you a good feel as to where you need to be £ per m2.
  19. Hi @hbooth how many other quotes are you waiting for to come in ? As long as they all quote like for like it will soon become apparent where you need to be with the price . Looks a bit heavy to me but getting out of the ground can be an expensive business.

  21. Thanks @PeterW, problem is we are not connected yet , is there any way of finding this out before connection? I was with anglian water today and know it will be connected to the main line on the other side of the road .
  22. Thanks @joe90, are you saying one feed into a manifold with multiple feeds out for hot water and the same for the cold water ?

In our old house we suffered from every time someone turned a tap on or flushed a toilet the shower would slow to a dribble i assume this was because they were on the same "line" to prevent this in our new build is it worth having the bathrooms on independent water lines , 1 for each room ? Or us there a better solution?
