  1. So we received revised plans today for our new build , the footprint is perfect ,sits on the plot well good parking and drive good size garden and south facing patio area . But there has been a query for SWMBO regarding the size of one or 2 of the rooms along the lines of , if we took 500m of this one and added it to that and move this door ......etc. If we were to submit there as they stand what could we change without having to apply to the planning department? Did try and speak to architect but is off for a few days , how inconsiderate ?
  2. Agree at around 5k , plus 1k extra for a temp electricity supply.
  3. In theory yes , but the realty could be something different. I would go and speak to an independent broker and tell them what you want to do they may be able to find a lender who would be happy to lend on the whole project, if the numbers for the lender add up , particularly if you can put a large amount of your own money in and reduce the LTV ratio , im sure there are specialist lenders out there .
  4. Also consider the pool of lenders for a plot /demolish and re build is much smaller if you only have outline pp , most want detailed plans passed and approved before they will consider an offer .
  5. I am in the same position trying to piece it all together and it does seem a bit overwhelming at times , the first question i would ask is what do i get for 7% ?
  6. Thanks @nod I think my biggest concern is bitting off more than I can chew or ambition exceeding talent! Going trade by trade does worry me as one let down could cause major issues although I am under no time pressure, but main contractor route may prove costly, just trying to get the right balance for a novice
  7. @Carrerahill will investigate the option of our architect as he has so far been extremely helpful and competent , I am quietly confident i could bring all the trades together its getting them to play nice with each other that concerns me , and who picks up the bill for delays when one falls behind and affects the other , I think I know the answer ?
  8. @dnb I work in just in time chilled logistics but the whole industry is risk averse ot the point of fines being charged if outside 30 minute windows . I like the idea of a risk register for each part of the build and potentially adding financial and time buffers at critical milestones.

Looking for opinions on how to manage the risk on a new build , if i had very deep pockets i would just hand it over to the best contractor i could source to do the design and build supported by lots of mood boards and trips to high end suppliers looking at shiny stuff for finishes , unfortunately money is an object that cannot be ignored for me , but i also need to manage the risk of starting something i no experience of doing , in your view what is the best balance between a turnkey contract and lots of individual trades needing to be co-ordinated effectively , basically cost vs risk where was your tipping point ? what did you do and what would you change ?

HI @Mr Punter currently we are open to all options regarding construction type , the advice from our architect was to decied what you want to build then get it through planning then work out the best way to build it. we are in Norfolk so so fairly middle for labour rates and the plot is perfectly flat with excelent access. Would love to be as much hands on as possible but the reality will be to get to wind and watertight with one or 2 main contractors then individual trades through to finish .
  11. 1st time self builer and would like to thank you all who post on here , i have been following the site for the past year to get an understanding of what is involved in building your own home and dispite of everything i have read we still went ahead and purchased a plot . we are in the final stages of drawings with our achitect and will hopefully be submitting full planning in the next few weeks with a build start penciled in for March 21. thanks in advance for the advice and opinions that you all give so freely .
