If you don't need the extra space and budget is tight don't bother , they will be more than double the cost of standard finks by the time you are finished . my roof is 15m x 15m the attic truss quotes came in at 10k-12k they were big and heavy @250kg for a single truss and 1000kg for the 4 plys , builder wanted 3.5k to make and fit them (as they were in 2 parts) plus a crane so would have been 14-16k fitted. those prices were 3-4 months old i dread to think what they might be now,

  3. How are you getting on with it ? swimbo has her eyes on one and i like the idea as its going in an island unit with a high ceiling and will remove the need to find a solution for the extractor hood.

  5. Hi @Deejay_2 i would say you have been unbelievably lucky, i would just clarify what overseeing the build means i cant imagen that it would include site visits more a " I'm on the end of the phone if you or your builders need me " but even so absolute bargain for planning and BC drawings ?
  6. Yes , could have gone cheaper but opted to spend a bit more for better quality detailed drawings. ( well that's what they have promised )
  7. Old school roofing, no trusses, a series of beams (purlins) and rafters cut on site to SE design.
  8. Just been quoted £1900 for a large cut roof , so your prices do not seem out of the way . Also if your architect has a favorite who he works well with and there is only a few hundred between them and the others might be worth paying a little more to make the process a smooth one as they will have a good understanding of each other.

After putting in an offer on our plot in November 2019 , 3 lockdowns and 2 architect's later we have today received the email to say planning application approved ? might even stop for a cheeky one on the way home Brake ground in 4 weeks , here we go, Still feeling clueless and way out of my depth ?
  12. How much will it cost to get gas connected to your site will be the deciding factor if just going pound for pound over say 10 yeas.
  13. I totally agree , as it should be, no country should be forced to to accept the rules of a parliament when the majority wish to have self rule over how they are governed .

  18. judging by the demand for labour and trades (the good one's) being booked up well into next year the demand for materials is going to remain strong , and once prices go up they are unlikely to drop unless there is a significant drop in demand.
  19. No idea , but the people who do know will need ..... If you can grab a spade and start digging down , expose the foundation and keep going down until you find the bottom of the concrete measure and take pic;s , now you will know what potential options you have available to you.

Don't let your neighbors stress you out you are not doing anything wrong , you have every right to explore the possibility of extending your home and it seems your architect see's no issues with building up to 600mm from your boundary. As i see it you legally have the right to build and once you know the depth of their foundations you will know how to build, trench or raft to avoid PWA. Personally i would take the attitude of , I've tried to be nice and that clearly isn't working so just going to crack on and do as advised from the architect , SE and building control and if you want to pop round and talk to me about what I'm up to best bring an apology and change of attitude , if not , do one. ( i get very grumpy around people who think they can bully others )
  21. Have 3 quotes for upvc in and they range from £220 - £260 m2 with the £260 being 3G in cream. all include fitting .
  22. Cheers mate , gives me a good idea and can work out a rough price before i spend 1k on an SE and then decide trusses it is ?
  23. HI @Conorwhat size steel did you SE spec for the ridge , architect has suggested binning the trusses and going for a cut roof i can get the spans for glulam and work out a rough price but cant seem to find a steel span table and yous is similar to what i would need .

  25. HI @Faz popped by this morning but i think i was a bit to early, came back after a coffee and a call and saw a nice orange transit but no crane ! then the office rang " how long will you be ? ?, glad it went well.
