  1. These are the only ones I would class as non standard but even so nothing i haven't seen before.
  2. I suppose it depends and what you call custom , we have a couple of triangular windows but everything else i would class as nothing out of the ordinary .

Worst lead time so far is 5 months for ordinary clay roof tiles I am still waiting for mine to arrive , ordered back in June with a delivery date of October 11th ,never turned up ,builder is going nuts at the supplier as he can't drop the scaffolding until the roof is done , ordered a different clay tile ( 2.5k more expensive) should be on site 8th December. Glass was not an issue about 8 weeks from order just can't fit them yet .
  4. Totally agree with this , so much of what we have done seems to be at odds with other members experiences and I think location has a much bigger impact than anything else.
  5. I think this comes down to what do you need your warranty provider for , is it because your lender said you have to have one, or you think they will add value to the build.
  6. Using CNC for ours ,builder was happy as he knows them all and has dealt with them on our behalf, no issues whatsoever so far.

  9. Hi @WWilts currently going through the process of obtaining quotes of this part of our build , based on what i have been quoted, the local firms are way more competitive price wise than the national firms
  10. Not sure about the prices round here as I never buy timber , but placed the order for all the different lengths and sizes of timber for our roof on Monday and received a call today to say its in the yard when can we deliver it, so availability is improving.

  12. Really down to how much you want to spend and for how long ? Airbnb would keep it simple and buy time until you are ready to move on site . How much will it cost in legal fees and stamp to buy and then how much in agents and legal fees to sell ? but you will have a comfortable environment to live in while you self build.
  13. Any holiday parks / lodges in the area that might do a deal on a 3-6 month rental ? not sure on how much the stamp duty would be so difficult to do the maths .

  15. Thanks , I was struggling to make sense of his claims and came to the same conclusion, better then EPS board my ****. Shame because their screed price was very competitive but don't like doing business with people who are less than honest.
  16. Yes its going on top of a block and beam floor , i have 225mm to play with was going for 175 EPS and 50mm flow screed
  17. Norfolk grammar ? they would lay the eps boards in 2 layers 100mm then 75mm so double the labour cost .

One for the companies quoting on installing our UFH has come back to me asking if I would consider using TLA instead of eps for the insulation part , now having no idea what they were talking about gave my usual response of whats that then never heard of it ? Apparently it gives better performance than eps and because I need 2 layers to make up to 175mm would save on labour as its pumped in . Very limited info on Google I can make sense of , it appears to be eps beads mixed with concrete, anyone looked into this ? Is it really better than normal EPS .

Hi @Jac depending on what you want and your lender requires you don't have to buy a 10 year warranty their are other warranty's available that satisfy lenders requirements but you would need to check with your lender what they expect. and be comfortable they are do not the same as a traditional 10 year one.

  21. Fair point , but should the architect not be supporting the idea by saying , but only if you use this type of insulation.

This statement is one of the things i find difficult to understand with the industry in general, with our build my architect was the exact opposite i mentioned 150 full fill and got" brilliant idea, love it ,fabric first approach " but how can 2 professionals in the same industry have opposite views, either its safe to build this way or its not ! and the only opinion that matters is the clients .
  23. Yes the original speck was 50mm PIR on top and 225 of multi roll in-between. Beginning to think it would be so much simpler to full fill the rafters with wool and put PIR on the inside .

I need to hit .14 as that was what has been passed by BC on the SAP but the original rafters were going to be 225 x 50 but after a re-design from the SE they are down to 50 x 175 , just need to understand what i am going to achieve and how it goes together before i start to build and insulate the roof
  25. We have chosen to go with brick and block with a 150mm full filled cavity , using the "32" insulation the SAP report gives the wall section a u-value of 0.17.
