@flanagajat fist glance it appears that the architect has been very sensible in not removing any of the exterior walls which will save £££ . You have already said you only want a shell so and you want to keep the costs down so I would be getting quotes for the groundwork, bricks and blocks from a general builder including knocking through and making good,the roof and window quotes. This will give you a ballpark number to work off and see if it's feasible financially for you. You already have some numbers above what others think it will cost but the only way to know for sure is to get the numbers for your project in front of you . The numbers for our build come with a big false hope alarm attached to them, our shell which sits on a 300m2 foundation and has 120m2 room in roof space ,including the roof tiles and roof lights all the glass and doors and both drainage systems came in at less than 200k . -

How many m2 is the ground floor and how many m2 the top? -
We went round the houses looking for doors and skirts ,in the end it went to howdens as swimbo could look and touch them in the local branch and as @dpmillersaid above if anything was damaged a simple process of taking it back and picking up another in 30 mins , thankfully we didn't need to but it was a consideration.

They only have 2 prices but lots of sizes it looks like upto 762 wide is £66 and anything above that is £69 . This is the largest they do

I can't drill straight holes for the life of me

Totally agree 👍 If your only input is picking and choosing what you want to build and what materials ,finishes you want then hand it over to someone else to PM and build it and you just pay the invoices as they arrive I struggle to see how that could be classed as a self build . All you have really done is commissioned a new build. -
I assume all of the rooms underneath are part of the main house , no integral garage or similar

Do I need to insulate the knee wall at all? Do I need to insulate the floor below the eaves space? Can I leave the eaves space with no plasterboard, and just plasterboard the room? simple answer is No No yes has this been built yet ? Or still in the design stage

No reason whatsoever, just a bit more faffing around as the 25mm will need to be pinned first then then the plaster board fixed afterwards and make sure you mark all of your rafters as you go along with the 25mm otherwise it will be a very frustrating game of find the fixing point .

I think this will come down to what are you comfortable doing and whether or not you care much about what you are supposed to do or just crack on with what your going to do . We completed the utility, 3 bedrooms and ensuites and moved in the day after the carpets in the beds were fitted, kitchen was a fridge freezer, single portable induction hob, microwave and gas bbq . -
Oddly enough our Kitchen lounge dinner is almost identical in size to yours apart from ours is a perfect rectangle being 6.7m wide , after a lot of debate and advice we went with 8 spots in a c shape around the island 3 pendants over the island 1 large hanging light over the dining table a matching hanging light in the lounge and 2 5amp sockets in the lounge for floor lamps so they can be turned on and off via a light switch. They were only put in a couple of weeks ago and we were both nervous about how much light we would have thinking that there didn't look to be anywhere near enough but I can honestly say I can't imagine a scenario when we will need to have them all on at the same time unless we have a house full like at Christmas and birthdays etc.

I do agree, why pull down the whole building ,the only thing wrong with the building is that it doesn't do what they said it would . So I would take the position that the developer needs to bring it back closer to the original design that planning was passed on , if there was to be a parking spot for every flat then grant permission for the bottom 1 or 2 stories to be converted into parking and the extra retail space that was also promised. The disabled access issues should never be allowed to pass by with just a fine no matter how large the fine is and should be resolved regardless of cost to the developer. -
Ours was signed off Subject to the correct paperwork being sent across , air test ,electrical and gas safety certificates and sap as built with the outside still completely unfinished no garden no drive no fences. Really wasn't bothered at all about it just said now your in you can take your time to get it done.

If you know what you want , brand and type , then Google is your friend here , just find out what you can buy them for delivered and compare to the BM's if there is not much difference in price then you know there is still a bit of meat on the bone for the merchant and can start negotiating with them . I needed 17500 facing bricks the best I could do was 90p a brick delivered but ended up paying 12k with MKM but I had to take them in one go .

Ours are stand alone but mounted off the floor , both very quiet and no noticeable noise when on spin. Mind you they are not the cheapest on the market.

Just change who you use to do the air test , have a word with some of the trade's used during your build and explain what you need and guarantee they will have a number of someone who can help.

No issues with lintels you can get them from local BM that will span 150mm usually in stock. We went with 150mm full fill cavity batts which gives you 0.17 . It's easier to fit correctly and cost less than PIR .

Hi @Gone West this must be a area thing ,my local tip (fenland) has taken every bit of waste from our build from plaster board to blocks bricks and insulation off cuts and many many bags of general sweepings off the floor .Never once challenged as to what or where it came from. Saved me a fortune in skips .
