Feel sorry for you ?, keep looking fortune favours the brave. No guarantee the new buyers will be able to raise the finance either, might be worth keeping an eye on , as others have said could come back to you .

WC / Shower Room on Ground Floor vs Building Regs

By the time i had walked up two flights of stairs i would need somewhere to sit down ? -
I have been doing my research on this forum and indeed it seems Kore are the go to guys and lots of love for Tanners , in a nice position where muck away costs will be not be applicable so might be a cost effective solution for a superior product to block and beam .
-
Thanks @SuperJohnG back of a fag packet maths tells me somewhere around £45 m2 delivered , looking for the best cost vs quality system to cover 270m2. were they an easy company to deal with ?
-
HI @ZacP have you had any correspondence from Ecology detailing what they would be prepared to lend on the plot and the build ?
-
Hi @canalsiderenovationyour speeds look very similar to mine , over the years I have tried ,with varying degrees of success , different ways of getting a stable signal throughout the house .since covid and having 4 people working or learning at home my old tplink system kept dropping in and out causing more stress at an already stressful time , so got 3 of the bt Black discs on sor and spread them around the house and now get stable signal in all rooms at all times , I don't think they were one of the cheapest but the fact I don't have to act as Internet monitor for half my working day means they are worth every penny.

Thats almost £64 per point , that indeed sounds a bit strong.

I have 260m2 ish no solar , £6900 with standard fittings . 1st quote in so nothing else to compare against yet.

Happy for you , this part of the process can be frustrating, I have to say Jay came across as someone who gets what you are trying to do and talks good old fashion common sense based on what you need as well as what you think you need .

Architect Invoice Much Higher than Expected - Options?
Buzz replied to greido's topic in Surveyors & Architects
+1 to this, had a difficult conversation with our architects yesterday long story short we can have a new designer to finish our plans and take to planning, or walk away and receive a 50% refund in fees paid. Know what you would be happy with before you make the call and always follow up with and email starting, as per conversation …… -
Hi Matt , we are also in Norfolk right on the cambs border, your project sounds amazing with the mixture of materials and finishes. Agree with the points above everything seems to take for ever in the design and planning stage .
-
Sometimes it pays to be a PITA....
-
Could simplify the process, we brought the land of a farmer so he needed paying using some funds from our lender and obviously there needs to be enough left in the pot to build what you have had agreed from your lender. Ours had added complications as it was sold with only outline planning for a detached dwelling .the high Street lenders would not lend until we had detailed planning we could not get detailed planning until we owned the land ........catch 22.
-
Hi Mike, are you looking to borrow for the land or do you already own it .
-
Hi @Mike_scotlandours took around 5 months from start to finish, we had an offer in principle on the day we first spoke to our mortgage advisor , after that the whole process was very slow paced .
-
Hi @Thorfunagree with your comments regarding MBC they are one of just a small number of companies who will do both thus removing a large element of risk to get to wind and water tight stage , if budget was not a concern then they would be top of the list as very impressed with their system and company overall.
-
No problem , let me know if you get a favourable quote from elsewhere , not looking to start until April/May so plenty of time to find a supplier.
-
The MBC quote for frame, install and .14 in wall AND roof 105k
-
We are around 250m2 bungalow inc single built in garage attic trusses and a 70m2 vaulted ceiling to one room, Solo came in at 51k for .13 u value supply and fit inc crane .
-
Hi @bart i know what you mean regarding MBC they were the first company we talked to about a timber frame and knew they would not be the cheapest but was not expecting the price to be as high as it was , like for like they are almost double any other quote we have had, and there passive frame and foundation package is more than our entire budget. Fleming also provide a comprehensive quote and are competitive if you drop the windows but look closely at the travel and overnights for the fitting team could soon rack up a small fortune,
-
Hi @BartW i have had a quote back from solo , very competitive on price depending on the u value . they have been quick to answer any questions and have kept in touch whilst we finalise the design. defiantly on the short list .
