  1. take a picture of each room from directly underneath in both directions (take a pic turn round 180 take another). have they loaded out the floors with blocks for the second lift (hence the acro's?) they may have overloaded and knackered them. Once the metal webs have stretched they are done. looks like they have drilled a wire/pipe through the bottom cord of one of them, this is a total nono and a warranty inspection fail. Get a 6 foot level and check all over the floors, especially where the props are underneath and see if they are dead flat. again better photo's please.
  2. ref grouting, i never bother. makes no difference in my experience as it all cracks anyway when the brickies load it for the internal skin.
  3. all normal. 10mm nothing in floor makeup. make sure you sit the beams on dpc, hard to tell from the pics.
  4. do a better photo of the underside. I cant see any PU glue running down those pozis and you should see at least some. Properly glued and fitted (no floating joins) never creak.
  5. terrible. Doesn't know how to gauge. Also hasn't string lined the first row measuring down from ridge to get them straight which is why they are running out of level. The valley should be cut tight into the upstand, not a wavy line. No clips are visible on the left side (as you look at it) of the valley to hold the cuts in place which begs the question what has he used ? Hard to tell from the photo but doesn't look to overhang the gutter enough. Should be at least 50mm (centre on the gutter). How has the ridge been finished at the top of the valley, cant see a lead saddle ? Lead soakers appear to be missing on the chimney together with stepped cover flashing. No way id want the clown back to try and fix it, get a real roofer in to fix (take it all off) and give the clown the bill.

  7. use a sheet of 100 and a sheet of 25. both all merchants stock.
  8. Reality check lucky to get it done at £5k m2 you are going to need top end trades for the shell and finish, IF you have contacts to source them they will be big ££ I think your in fantasy land thinking you can get a bond house built cheaper than a bog stand box we all build on here.

  11. exactly this building regs is 1.4 max and thats whole window including frame. These are not common at the moment check carefully.

  13. crossing the cavity with blockwork creates a massive cold bridge, you dont want that. Pull the window towards the outside so it just (20mm) covers the brickwork so you can make a weathertight seal with compriband (silicone has a bad U value) All the normal lintel manufacturers make them as new builds must have them now on to meet SAP. https://catnic.com/products/lintels/thermally-broken-lintels
  14. thats because they are lazy. Massive cold bridge more than negating the poor U value the door is already. Insist they strap them. Compriband to weather seal, no silicone (also has terrible U value).

  16. put a false ceiling in your flat, floating from the original with soundproof matting/insulation etc ?
  17. not too clear from your description, you want to make sure your cavity closer or insulation completely fills the cavity. Don't return any blocks across the cavity. Ideally you want 100% of the window set into the cavity insulation but unfortunately this would leave a gap so you have to pull it forward a little. May need longer cill to accommodate the set back position. Minimum of 70mm set back. Lastly if its not too late ditch hd 90 and use a thermally broken one instead.

  23. well over £50 a sheet now. Inflation!
  24. land drains on the plot belong to you, wouldn't worry about them. If you do come across them during excavations you can always reconnect and lintel over or just ignore them if they are dry/blocked.
