wouldn't have thought an expensive timber frame in a flood area was a good idea. One of the expensive concrete lego block systems would be idea though as you could bump the height really easily and it would be waterproof soon as the concrete sets. Just be careful of the dealers as they have a habit off going bust with your money. -

it wont stop weeds buried under the hardcore. pointless. weeds will be seeded from above as previously said. Save the money to properly seal the paving instead. -

yes you will need a report. Ask the SE he will need to spec the piles after obtaining the report. You will need a mini piling rig who will take core samples do a set depth. Expect £2-4K + the SE design fee. Lots of ££££££ lost in the ground. -
why cant you connect to the existing drain where the roof drains too ?

Size of patio dilemma

looks great! can allways add more patio in the future if you find more space needed. I got the mrs to size ours, set out table/chairs sofas etc and just made sure plenty of room to manovre all round them. -
letter before action, get something in writing from BCO saying its wrong. Judge will need this rather than say so. See what the original builder says. Small claims is very easy to do, its all online.

v2. build a box around the heat pump with 200mm celotex, fully air sealed. Smaller rad inside this time. Put a couple of single room MVHR units into the box with heat recovery to provide air flow. patent pending. -

what if you fixed a radiator in front of the heat pump and sent hot water from the heat pump into the radiatior so the heat pump was allways nice and warm. This would heat up the air and give free heat permanently. patent pending. -

41 x £3km2 not including steels, struct eng requirements, flash fittings etc. This can go up or down (mostly up) depending where in the country you are. £120k+ -
i wouls say concrete pantile cheapest, clay next but look best. then slate.

mcs waste of time for solar, leave them to ripoff the heat pump installs. the inroof micro inverters are very good, a little more expensive but better features. they fit underneath the panels so you only end up with a single cable entering the loft.

fake slates are cheaper and very hard to tell they not the real ones.

the 'modern' build methods like timber frame, icf are quick but are double the price of a traditional build. so unless you are planning to have a rapid build and move in within 12 weeks they offer very poor value for money. Much better to spend that money on improving the fabric of the building, having very good insulation and air tightness etc -

disagree our battery works great. Value is subjective. a 4k kitchen functions just as well as a 40k kitchen etc
