hottest day of year for us yesterday at 32C. ASHP had been running at 15c for last 48 hours, was using around 4kwh of electric, including some DHW. Ground floor averaged 22C, bedrooms with fancoils were actually a tad cooler at 21C. The dewpoint was above our set temp at 17C and the UFH manifold did have a some condensation on it but nothing from the fancoils, the piping through them runs through pozi's which are stuffed full of rockwoll. I think the main contribution is the air tightness and level of insulation but very happy with the results. Aircon level performance is possible with just a heat pump.

may be cheaper to jsut double counter batten with 2x1 than 1.5x1.5 as your architect has suggested (they are clueless on wasting your money with pointless expensive options). graded (red, green, blue coloured) is pretty cheap although our local BCO was fine with the cheaper bog standard 2x1

not good. 1. the pitch is far too flat for those rosemary tiles, they should be absolute minimum of 35deg pitch otherwise will let water through. 2. dont need DPC under wall plate but it wont hurt either. 3. yes should have had padstones under steel - didnt building control pick this up ? 4. you can see the batten on first row as there isnt the pitch to hide it, doesn't help they haven't used eaves tray and found the most bowed eaves tiles ever made to kick it up even more. 5. the exposed virge mess could be covered up with dry kit (should have been dry from start really). I'd be wanting that covering taking off, making a warm deck if you have the hight and covering with rubber. Come winter and driving rain will have water inside and then you are hoping on the felt which wont last. How much did you pay for the job ? £25k and i wouldnt be happy, £15k and its about right.

the proper valley has a groove either side where the vertical battens go to hold it into place. Here is an example of a flashed dormer up the road which is similar, the lead at bottom could be dressed a little tighter depending on personal preference but you get the idea.

you dont need noggins with the caberboard as long as you 400 centres. 600 may be different.

your on the right track, your dry valley is not in the right placer though. You need to centre it (its too far left) and also extend it down as far as you can then cut it to match the profile. Also its the wrong type of dry valley , you want the one with a 60mm upstand in the middle so when you cut the pantiles they sit tight against it, the one you have gives them no support so they will just drop. its actually for hidden gutter where 2 flat roofs meet and the tile type changes from clay to pan etc. https://www.dryvergeandrooflinedirect.co.uk/products/3-meter-grp-dry-valley-over-batten

you have the answer on of to get it discharged just a case of doing it. Cant use a well as a soakaway BCO will reject it. We exposed an old, very deep, well on our build and had asked that question. Had to fill it in.

how is it heated ? Solar gain is a lot worse with bungalows as they have more floor area. Ceiling fans are a cheap first step to help move warm air. Can you not fully open the windows and doors all day to let air through ?

some dodgy advice here. you dont need a TRV with ASHP and UFH. you dont need another pump for the UFH with a ASHP. nothing stopping you adding both but not needed and reduces efficiency in the case of double pumps.

2.5M without any bank borrowing ? Unlikely. The bank will have their own QS / chartered surveyor. Can't see its that difficult really, only issue is agreeing what % complete a particular build element is. Then its just applying that % against the original QS schedule. Guessing it falls of the rails where the money is gone and build not complete as it hasn't been managed properly due to unqualified client penny pinching not employing a professional PM from the start.

first priority is get yourself a trade, only input from you is turn up everyday, 10 mins early and graft. This you can do in the morning, call any local builder tell them you will labour for the week for free if they give you a shot. Once your working full time next week watxch and learn, find one of the trades that you enjoy and crack on with it. Save save save. After a year you will have a network of mates in the trade to help you. It's all there waiting for you. upto you.

3.5 ton tipper opens up a whole world of cost savings and flexibility. anything loose is less than half the price of bagged ive found. ability to just go and pick up anything anywhere to keep the build going, no waiting etc. downside, family and friends will be forever on the phone asking to borrow.
