i looked at this as well. in the end just increased loft insulation more than negated the small losses from ties.

depends how mickey mouse the whole setup is from the start. liquidated damages in the contract ?

Window return query for flat roof extension

bog standard catnic lintel be fine. no need blow cash on an SE -
the proper valley has a groove either side where the vertical battens go to hold it into place. Here is an example of a flashed dormer up the road which is similar, the lead at bottom could be dressed a little tighter depending on personal preference but you get the idea.

exactly this. chippy while more expensive will take more care.

your on the right track, your dry valley is not in the right placer though. You need to centre it (its too far left) and also extend it down as far as you can then cut it to match the profile. Also its the wrong type of dry valley , you want the one with a 60mm upstand in the middle so when you cut the pantiles they sit tight against it, the one you have gives them no support so they will just drop. its actually for hidden gutter where 2 flat roofs meet and the tile type changes from clay to pan etc. https://www.dryvergeandrooflinedirect.co.uk/products/3-meter-grp-dry-valley-over-batten

HELP, failed perc test and on clay soil
Dave Jones replied to nowtie's topic in Rainwater, Guttering & SuDS
you have the answer on of to get it discharged just a case of doing it. Cant use a well as a soakaway BCO will reject it. We exposed an old, very deep, well on our build and had asked that question. Had to fill it in. -
how is it heated ? Solar gain is a lot worse with bungalows as they have more floor area. Ceiling fans are a cheap first step to help move warm air. Can you not fully open the windows and doors all day to let air through ?

Ufh manifold, blending valve with ASHP.
Dave Jones replied to Russell griffiths's topic in Underfloor Heating
some dodgy advice here. you dont need a TRV with ASHP and UFH. you dont need another pump for the UFH with a ASHP. nothing stopping you adding both but not needed and reduces efficiency in the case of double pumps. -
we are on agile, recently switched as we finally had a smart meter fitted. Noticed the half hour rate goes negative quite frequently, does this mean we are being paid to use it ?

2.5M without any bank borrowing ? Unlikely. The bank will have their own QS / chartered surveyor. Can't see its that difficult really, only issue is agreeing what % complete a particular build element is. Then its just applying that % against the original QS schedule. Guessing it falls of the rails where the money is gone and build not complete as it hasn't been managed properly due to unqualified client penny pinching not employing a professional PM from the start.

first priority is get yourself a trade, only input from you is turn up everyday, 10 mins early and graft. This you can do in the morning, call any local builder tell them you will labour for the week for free if they give you a shot. Once your working full time next week watxch and learn, find one of the trades that you enjoy and crack on with it. Save save save. After a year you will have a network of mates in the trade to help you. It's all there waiting for you. upto you.

Large van or dropside truck?
Dave Jones replied to flanagaj's topic in General Self Build & DIY Discussion
3.5 ton tipper opens up a whole world of cost savings and flexibility. anything loose is less than half the price of bagged ive found. ability to just go and pick up anything anywhere to keep the build going, no waiting etc. downside, family and friends will be forever on the phone asking to borrow. -
sounds too cheap.
-
its actually not too bad but needs planning before you put roof on ideally to make any openings work to the panels so it looks planned. Fitting is the easy part, screws and a flashing kit dead simple. Personally wouldn't use anything else but microinverters either for the small added cost.

Where to place the wet UFH - insulated beam and block
Dave Jones replied to AppleDown's topic in Foundations
id want a minimum of 300mm eps or 150 celotex -
only the height of the panel changes, the trays are in 2 parts so you just increase/decrease the overlap to suit whatever size panel you have. GSE have an app on their website which plans the whole thing for you.

how will these new factories be built immediately ? Forterra are already on 12 weeks leadtime for bricks as a single large site order from the big outfits maxes out there capacity. Energy prices are too high for them to run the kilns non stop. All that will happen is price will double, like when the kingspan factory burnt down in germany couple years ago, insulation prices doubled overnight and didnt come back down. As for wages going up massive, inflation ? 9% mortgage rates again ? Almost as bad as Truss! As with everything socialist its all ok until they run out of other peoples money.
-
more socialist fantasy. There isn't the materials available in short a short time span, think what the prices would do if suddenly the entire output of insulation, brick, timber etc was ordered to build these millions of homes. Let alone finding qualified trades, building control etc etc As always with labour 6th form politics nonsense dreamed up by deadheads who have never had a real job. Will crash the whole lot as they always do.
