  2. Yes but only on the basis the OP can meet the window requirement with the connecting room. Depends how many rooms they have with side elevations.
  3. If you cannot provide escape windows to all habitable rooms on the first floor, they should lead to and provide access to a final exit via a protected staircase.

  6. Was it a complete demolition and re-build or were a few walls shown to be retained and then extended upon? A new build requires a Full application. Even some substantial re-development works require a Full as opposed to a Householder application.
  7. A re-build requires a Full application. There is also a different and increased fee along with many different policies.
  8. With all the properties on your road being of the same design and style, I think you’d struggle. If you were to pursue a design, get your designer to look at a crown flat top. That will still retain the barn hip ends. Also make sure the new front wall is not flush with the existing and therefore set back slightly. The front elevation wouldn’t therefore change very much.
  9. It doesn’t matter. It’s still a kitchen and in fire risk terms, the worst. All bedrooms require a window or door that meets the means of escape requirements.
  10. You could apply the same logic to many different regulations. If there was a fire in a room and your cills were over 1100mm high, you’d be damn sure to make sure you get yourself out of that window.
  11. As others have mentioned, go against the Planning conditions could result in Enforcement Action and/or a stop notice being issued. You can try to vary the condition but working days/hours is pretty standard amongst LPA’s so don’t expect them to budge. Planning cannot tie you in, nor can they control the self-build element or involvement. So you and other contractors need to adhere to the approval and conditions.
  12. Because it isn’t worded as such. Which part of the “start within three years…” states you can or need to discharge that condition? Conditions worded prior to commencement/development/demolition/occupation are dischargeable conditions. To confirm commencement, you either submit a LDC application or some LPA’s may offer a “letter of comfort”.
  13. There are not many situations where wraparound extensions fall within PD. Can you upload some drawings so we can see exactly what is being proposed?
  14. Do you both live and/or speak to one another? But yes, get in contact with the Planning department and ask for the objection to be removed. However, it may be your other half who will need to do that.
  15. The front dormer would require Planning. All houses have at least one principal elevation and the front would be considered to be yours. Similarly if you wanted to erect an outbuilding between the front wall of your house and the highway, that too would require Planning. Just remember that adding an additional storey via Class AA does not also allow you to add a front dormer. But I’m sure you were talking about doing one or the other and not a combination of both?
  16. BC do not care how the drawings are presented or by what software. Providing they include the relevant and necessary information to review, approve and build from… then crack on.

  18. It would be based on upgrading retained thermal elements, similarly to a garage conversion.
  19. Will your proposals be built over or within 3m of a public sewer? Will your proposals require excavations within 3m of a neighbouring property and will the depth of your foundations exceed the neighbour(s)? Do your proposals include glazing that would exceed 25% of the new build internal floor space? These are only some of the items a competent person would be able to advise and deal with. There can be a lot more to it than just putting lines to paper.

  22. In order to check if the porch and/or window require Planning, you need a copy of the original Planning approval. Planning should be able to email you a copy. PD is split into several different classes. It’s quite rare for ALL classes to be removed. They may just be referring to Class A for extensions or Class D for porches. But obtain a copy of the approval to check. In relation to Building Regulations for the porch… if you don’t want an external quality door between the house and porch, you will require BR’s. The example you provided only confirms that person applied for Planning. It doesn’t have anything to do with BR’s. In relation to Building Regulations for the window… it has to be fire resisting and fixed shut.
  23. As a member mentioned below, not if it’s a bungalow. Could also already be a 3-storey town house. The OP doesn’t state what the existing house is yet.
