  8. If you submit one application, it’ll be a Full application and would attract the one fee. If approved, you have three years to start (although some LPA’s stipulate one year). Once you start the house foundations, then the garage can be done later whenever you like. If you submit an application for the house only, it’ll again be a Full application and would attract one fee. If/when you come to deal with the garage, that’ll be a Householder application and would attract an additional fee. Unless of course the garage meets the PD requirements and the LPA do not withdraw your rights.

  10. Yes, really. When extensions join one another, the resultant extension would need to comply with the complete rules. As mentioned, the t/s element would join to the s/s element and would therefore not be considered PD.
  11. LPA’s have differing rules, policies and guidance on separation distances. You’d need to make sure the new dwelling fits well within the locality. You’d also need to make sure the new dwelling complies with the minimum GIA for that sizes unit, parking, bin/cycle storage and garden/amenity space.
  12. That would require Planning as the single storey element which would be “joined” to the two storey element would be positioned within 2m of the boundary.
  13. Why isn’t the pipe positioned within or near a W.C./Bathroom? Wherever it goes, it needs to discharge out through the roof so there will be a penetration somewhere. If you don’t want or like the look of a pipe sticking out, you could look to disguise it with something, like a false chimney or louvered stack.
  14. Instructing an architect/designer seems a little over kill if you already have scaled drawings. Why not just submit those along with the other accompanying information? After all, you are only talking about extending a garage.
  15. Nothing wrong with one LDC application, which covers several additions via PD. However, your 8m extension will require Prior Approval.
  16. Subject to dealing with the requirements under the PWA, it does allow you to build up on the party wall. You would need to speak to and engage a Party Wall Surveyor.
  17. If they object, the Planning Officer would have to see whether that objection stood and had any valid grounds. Although it has already been answered, you would just submit revised drawings to Building Control under the current application. If the floor area has changed for example, it may warrant additional fees as their fees are usually based on floor area. Unless they have calculated the fees another way but it’s all relative.
  18. The height is measured from the ground adjacent to the proposals so in your case, you could probably take the higher level. However, retaining walls would usually require Planning as it’s considered an engineering operation. That would therefore override the 1m PD allowance.
  19. You’re worried about heat loss through a structural element? I’d be more concerned about the heat loss as a result of potentially poor or not as thorough workmanship via the most common junctions in a house.

Well, that’s the first time I’ve heard a builder suggesting to remove steels in order to reduce heat loss 🤔 It’s normally to replace them with a concrete lintel (as it’s something they’ve done in all their career spanning over 30 years). There is going to be no benefit in omitting those columns. Structural integrity in this instance is a lot further up the list than thermals.
  21. The level access/threshold does not “have to be” the main entrance door. If you have another door at the same level and can provide level access to that, then that is fine. It was the only way we could meet the regulations with large developments and their feature entrances/porticos.
  22. What u-values are you needing to meet… building regulation application submitted before 15th June 2022 or after? Where are you insulating… ceiling or rafter level?

  24. £750.00 does seem to be the common figure in preparing legal agreements. It’s the same fee down in the south with our LPA’s.
