I got quotes from about 6 companies to ensure that I could get a good understand of what each offer and those costs involved. even if you think you've found your preferred TF supplier I would definitely get other quotes.

Hi Dave. this is what I'm planning on doing but can I ask why one would want to run separate submains to the house AND the garage? I do have an EV so I'm thinking that a separate fusebox in the garage which can just deal with the car(s) would be useful, and also if we want extra external power in the future it would be easier to run from the garage rather than from the plant room in the basement. Are those reasons enough? or is there a technical reason to do so to split the load or whatever? I then have to figure out how Solar PV would fit in to the whole design if there are 2 separate fuse boxes and how I would feed the main house and the EVs with Solar PV. but I guess that's a whole other threads worth of questions!

I have to say @canalsiderenovation, you're very patient with your plumber! after all I've read about your issues with him and his work I am amazed that you're persevering with him. it sounds like his work quality is poor so what makes you think his rectification of the issues is going to be any good? I'd have gotten rid of him and found someone else to fix his mistakes. you've got the patience of a saint. ?

could you 3d print some switches with the name of the switch cut out and then fit LEDs behind the plate so that the light shines through the lettering to illuminate it? -

for me rock wool between the TF wins hands down simply for the ease of installation. the last thing I want to be doing is cutting PIR to size to fit! *&^% that.

that's interesting as I went through these same calculations and I get 0.12W/m2K with Frametherm 32 and 80mm PIR. but now I think about it that uValue calculator puts the thermal conductivity of PIR as 0.023W/mK whereas you can buy 0.020W/mK PIR (obviously costs more though!) which is how I would've got to the lower uValue. I still thought Frametherm 32 made a bit more of a difference though. your choices are definitely feasible and that is exactly what I'm doing and our architects didn't have a problem with it at all. so I'd say crack on! fair enough. it doesn't make a huge difference but, as they say, every little helps. (other supermarket advertising slogans are available)

if you use 140mm of Frametherm 32 between the studs you can reduce the internal PIR to probably around 40mm or 50mm to get those uValues. Also, in your uValue calculations you haven't added your external cladding. that will also reduce your uValue so probably best to add it now. oh, and it's a breathable membrane on the outside not a VCL. ?

we also had a rough journey getting to where we are. our first place we were also gazumped when we were about 1 week away from exchanging. the second place was a long drawn out procedure to get residential access rights over a 3rd party piece of land and the sellers eventually just pulled the plug on the whole thing. It was a real downer, but then only a few months later we found the bungalow I'm currently typing this is and now are just awaiting groundwork quotes before we can begin building our dream home! I know it's cliched but these things seem to happen for a reason as we know we'll be so much happier here than we would've been at the last one that fell through. so, even though you're down about it all at the moment, keep looking and something will come up.

so first quote is in (albeit an incomplete figure) along the lines of "still waiting on some pricing of materials and haven't priced the driveway, drainage and pump stations, but will be around £350k". I nearly fell off my seat. goes without saying that I think this was priced to not get the job. oh well, still got another 3 quotes to come in. we shall have to wait and see what they're like before looking at other options.

simple rectangular design will bring the price down and, as Dave says, put in inexpensive things to start with and then upgrade as the years go by. and, again as Dave said, just get someone to build the shell and then project manage yourselves and get subbies in to do the rest. could save 10% - 20% that way. in fact, I think simply +1 to what @ProDave said!

yeah, I wonder if post-brexit this is now even possible. I might have to call HMRC to ask before pulling the trigger on purchasing from KORE.

Greetings. in this new post-brexit era there are bound to be hiccups along the way. I have requested a quote for our insulated foundations from KORE which they have provided but they are having issues as it seems they require an EROI number to be able to export to me in the UK. As I am looking to buy the product directly I don't have that (obviously) and I'm sure companies like MBC that use KORE already have one of those in place. So, I'm a little stuck at the moment, although KORE are looking in to this for me to see if there's a way around it. I'm thinking that I might have to end up asking the groundworks company that I decide to go with if they have an EROI number and if so to ask if they'd be willing to purchase it on my behalf as it seems that it's not possible for an individual to purchase from the EU easily any more. what are other's experiences or knowledge on this subject?

to save money I decided to get a timber frame company to supply an open-panel timber frame so we can add the insulation ourselves. when I was going through the quotes I calculated this could save us between £10k - £30k depending on the TF company! I thought this was a good way to save money especially as it doesn't seem a highly skilled job that we can do when it comes to it. it all comes down to how much time you have to put in to it and how long you want the build to take. we are getting quotes to sub-contract all the post-watertight components but will make decisions nearer the time as to whether to get trades in to do the work to save time or to do it ourselves to save money. I think it's going to be quite a balancing act to it all.
