This thread made me look at my usage with Octopus energy, all electric with 4KW ASHP, two people, passive (esc) type of build, including being busy in my workshop with many tools, last two months works out at £7.50 per week!,,!, probably double that in the mid winter (to include UFH). edit to add Octopus are very good to deal with. -
I too don’t have heating upstairs apart from electric UFH in the en suite and electric towel radiators, IF the weather is very cold which would be fir a very short time I would plug a fan heater into a 13amp socket, didn’t bother with outlets fir heaters and like @ProDave they would have not been used anyway. We have a 4kW ASHP Fir heating and DHW which works very well (and my u values are not as good as yours!).

not quite, roofing felt on top of rafters but not pulled fully tight, this means any moisture (condensation) can run down the felt, under the battens and out the bottom. Battens nailed on at 600mm centres (for my 0.7mm steel roofing sheets). If the felt is very tight the moisture can build up at the battens and cause rot. No need for counter battens IMO.

Our problem with noise is new neighbours who have started a puppy farm and their “little darlings” do nothing but bark all day at anything that moves, I think I would prefer a digger!!!!,

I will be interested in any replies but my thoughts are many people use petrol lawnmowers at weekends, don’t that count ?

With my garage/workshop cladco roof I enquired about “anti condensation coating” and was told it’s only any good in well ventilated places like barns. Instead I simply used roofing battens over roofing felt draped slightly, profile filler at ridge to stop driving rain and bug screen at eaves. This works very well.

yup, my friendly farmer sold me 50 litres at 55p per litre, (I did round it up a few quid as the local garage that normally sold red charges 80p per litre).- 14 replies

I am yet another in a “job for life” 33 years working with BT, went from digging holes in the road (as an apprentice) to managing multi million £ accounts. Frankly I did lots of jobs within BT so not stuck in one job but stuck with one employer mainly to make sure I had a good pension, I only left early because they made me redundant with a very good handshake, I was thinking of leaving anyway as in my opinion BT was going downhill fast so it was a win win situation. I managed to retire early so I could get on with my build and it’s paid off. In this pandemic I feel really lucky to be secure, remote and fulfilled. ( my kids are not in this situation). -

no, my bath, kitchen sink and showers are all 15mm, basins and toilets in 10mm ?

ok, so yours is bigger than mine (and neater) ? but I have to say basins run in 10mm gets hot water very fast (at least mine is finished ?????)

That’s exactly what I did, with 15mm to showers, works great ? one fir hot and one fir cold. (Not the neatest instal but pipes went in early)

that’s on my (extensive) to do list, we have the odd barn owl around here and they hunt in our field at dusk which is magic to watch. We have just the right tree to put one in, maybe next winter eh!

With mine I planned the flooring so I knew what thickness I was dealing with, also you need the door to miss the floor by a margin to allow fir the odd stone or bit of grit, the tolerances for a low threshold are tight so you do need to know your flooring material really.

I don’t know but would have thought not. We knew our planner had a problem with our design but others councillors did not which is why we went to committee, but on the day we lost the vote (and none of the councillors that supported us would look me in the eye!!!!) we heard on the grapevine it was because I didn’t give them a big enough bung, which I did not and would not do. I would canvas various councillors in your district to get their opinion and get them on your side, look up planning applications fir those houses you cite above and see if there are similarities to what you want. It will take time but you need to understand what “the council”want, not what “a” planner wants, when you are confident you’re application meets their needs it will be time to re apply, best of luck.

Well there are certainly all types round you. Did you go to committee before going to appeal?

I have to agree, surely if the plot is big enough it’s a winner fir the council as the banding will be higher so get more income.

I went to appeal after 4 planning applications were refused, sorry to say (to you) that we won!. Our council kept telling me the bungalow (room in roof) next door was only 6.9 meters high, when they were out I nipped round and measured it and it was 1.4m higher than there planning application, which was many years ago. Our plot was large, our footprint was only 10% larger than the old bungalow. Our planning consultant was useless so I did my appeal myself. The planner even suggested we build smaller then extend it in a few years, they also said if I went to appeal I would probably win, go figure!!!!. Not sure what to suggest you do but a portfolio of photos of houses in your area may help, but I think you may have to compromise and plan to extend in the future . Best of luck ?
