our ground is still a bit soft so the JCB is better in one place that’s hard and the dumper good for spot loading ready to be flattened later. UPDATE, dumper broke, won’t start, Little compression, never been to bits (60 years old) guess what o am doing today? ?

Well I have been doing some gardening (sort of!!!) but dumper refused to start so ended up stripping it right down, not sure it’s worth spending much money on a 60 year old machine.

Spookily that’s very similar to our neighbours but instead of bollards they had tree stumps( yeh I know, they could come out), like @ProDave said, the delivery wagon reversed up to the stumps and was higher than them so unloaded over the top of them, our road was also Single track, I was amazed at the drivers ability, don’t rule it out, get them to visit (ha, when they can) to view the entrance. -
I sent my tax accountant this and he confirmed he automatically did this for us, he asked for my yearly expenses to make sure it was less than the £1000. ?

@Tom you mention glamping eventually, why not build a large glamping pod fir you to live in then use for income after the build is complete?. -

it depends if my tenants are still paid and they pay me?, they are good tenants and I want them to stay. I am sure we can come to an agreement.

frankly as long as your neighbours are on board I don’t see why not, I would as long as at each end the depth etc can be seen by BC to comply. I feel for you.

I take my hat off to you @AnonymousBosch fir digging that (with so few fingers ?) by hand.BUT why didn’t you dig this with your digger before you sold it (chump) ?. Now it’s drying out I want to get by landscaping done but ran out of red diesel and “not allowed “ to go shopping for some, (going to ring a farmer friend to tap him up for some).

As I posted before I have an external 110mm stack to vent the external pipework from my treatment plant but wanted an internal aav to stop traps possibly gurgling (a pet hate) and it works very well.

Probably but only 24 teeth, should be nearer 24 tpi, should be more. How much sheet are you cutting?, can you not use tin snips (much cheaper) or a Nibbler? I have used an angle grinder with metal blade but not a very clean cut but can be cleaned up with a file.

I have an AAV within the house but an external vent stack on my garage (furthest toilet) on your diagram can you not put a stack on the bottom left external drain which is the furthest point and no cold bridge.

oh yes, and like above sealed to the floor with silicone.
