  1. Have you had the water tested to confirm it’s fit for consumption without treatment?
  2. being a devils advocate ?, isn’t dye fir finding out where water goes, not comes from? . I still think dowsing is you’re best bet (Just don’t nick her clothes hanger!).
  3. especially as chimneys should be lined, mine was built using insulated liners and so still had a 10mm gap to boards.
  4. that seems very large? Mine was about 10mm especially after @PeterW figures on how little this stuff expands/contracts on a another thread. ( I don’t blame you for being cautious regarding sealing edges , I was ill and off site during that part of my build so missed it !).
  5. My Caberdeck floor was not sealed at the edges and stood in very wet conditions through winter with no degradation.

Our land is clay and drains very slowly (actually I think it’s evaporation not drainage!), our BC asked for a soakaway but I pointed him at the solid yellow clay and told him I wanted to pipe it into the existing ditch which went into a road drain (which is where any rain previously ends up ) and he agreed. I didn’t need this for planning .

  11. I too have used onduline but it does sag if not supported a lot, my garage roof was fairly steep so less of a problem, best put it on ply (and don’t stand on it) but it does last well.

  13. Mine was about 150 sq m and about £3500, I did the prep and the edges. Only needed 50mm top as the base was road scalpings on hardcore and well used fir a couple of years so very solid. Your not that far from me and I can recommend my local chap very much.

  15. Bit late to this but yes we had a meter in the garage (external box) and CU in garage for its ccts and temp caravan feed then cable to house CU . Saves paying for moving the meter later. I did not want the meter box on our cottage to spoil its look but don’t mind it on the back of the garage. Utility co fitted meter with switched outlet to enable my sparky to connect the cable to house CU at a later date. No duct on my supply cable just opened the trench for them then I backfilled after they left.
  16. An old neighbour of mine was a professional tiler and he tiled his garage floor with porcelain tiles and used to jack cars up etc on it with no marks or ill effects.

I remember reading this on the green building forum and people (including myself) talked about painting the OSB with paint/PVA/stuff but. have to consider water vapour permeability too, if you're looking for airtight but vapour-open(ish). And my conclusion was (for my build ) it was airtight enough, when does vapour open and airtight cross over?

  20. I like the idea of cutting it into a container, portable building so no planning etc, make a good summer room/ garden room. Clad it in timber to look like a cabin, job done.
  21. I never thought about insurance fir ours!, mechanical breakdown is about the only thing that could go wrong IMO and that’s a new pump or diaphragm, is it worth insuring?
  22. My builder used squeezy bottles fir my floors but fir other stuff I used cartridge (working above my head in the loft), yes goes off quite quickly so don’t stock pile it
  23. My top floor ( with two bathrooms) have same board all over, after seeing it perform in winter weather I have no qualms about it dealing with a damp situation ? architect did not specify different board and builder did not question it.
  24. I lined my warm roof with osb3 but bubble glued all joints rather than tape, I worry about tape not lasting (probably wrong) and glue is cheaper ?. Air test result was good (any leaks found was not at osb3).
  25. During heavy rain it was pouring down the stairwell and they used the floor to work off to build the upper walls etc , even the cut edges at the stairwell didn’t suffer, recon you build a boat out of it ?
