Like @ProDave I have a garage/workshop fir my classic and many projects but I think we are in the minority , most people don’t “use” a garage for parking/working on cars, perhaps just leave space for whatever the owner wants for their life. (I built my garage/workshop before the house so I had a place to work from as a self builder).
  2. in a previous house I uncovered brickwork in the kitchen and coated it with Matt floor polish (as I has access to it fir free ?) and it worked well.

  5. Just depends if your neighbour challenges it. If you think his fixings won’t damage your wall then why not let him, he won’t be able to oversee your property and any infringement of Building regs his problem!
  6. My planning farce was similar, we wanted to replace a (derelict nearly) bungalow with cottage only 10% bigger footprint, refusal 3 times, each time we compromised a little. Planner actually told me “build what we like then extend under PD at a later date” anyway I went to appeal and won with our first design and still retained PD rights (not that I am likely to use them). Appeal officer told planners they were not abiding by their own policies ?
  7. If you go down the route of planning, appeal etc that gives your plants/trees about 2 years to get established inside the fence. I grew a dense hedge at a previous house but put chainlink fencing in first and the hedge grew through it, impossible to get through and you could not see it (we had a dog).
  8. I used one fir the first time a few months ago to double board a fairly high ceiling and it was great, I wish I had bought one years ago, no point In struggling, I sold it fir what I paid fir it as well.
  9. no such thing as a silly question, silly is not asking ?, . I don’t like shower valves hanging off pipes, even well secured ones. I have not used tile backer board and didn’t know it was 30mm thick!! I decided on a shut off valve on the 22mm supply To each manifold which would be suffice if you had to change a tap washer etc. Yes I used 10mm for basins hot to reduce time for hot water to get there and it works really well! . Didn’t think to use 10mm for cold also the reducers are an additional cost. 15mm for everything else.flow rate using plastic without many 90’ bends is soo much better and no joints to potentially leak ? the one on the left is cold, fed from downstairs, the one one the right is fed from above from the DHW tank with lever valve just out of site note, if you link the manifolds together like I did you can’t get a demounting tool in there to get them apart again, ask me how I know????

Hep 20 is recommended by our own plumbing expert!, I used it throuout my build, I did put 90’ elbows to both showers (grudgingly) but blank walls the other side so in an emergency I could cut into the stud to repair .   14. I installed plastic (fake cast iron) and it looks great, plastic is only noisy/creaky if Installed as supplied! It only creaks if the guttering is tight in the brackets, heats up in sunshine and scrapes through the brackets. Using a sharp knife or spoke shave take a little off the guttering where it fits in the brackets so it slides without jarring and it will be perfectly silent, I know, mine is.   15. I had mine installed on a temporary outside box on two posts next to where the garage was being built and then swung the box into the garage without having to pay fir a second move ? I put cable from that into the house fir when the house was connected by my sparky , I did not want an ugly box on my cottage but didn’t mind it on the rear of the garage.

  17. Tell him it’s not a party wall, it’s yours and let him prove otherwise ?. From your photo it’s difficult to prove either way but if you were to measure if you’re internal party wall between houses matches the outside wall to your extension then it is a party wall!,!

  19. IMO, if it’s his chimney, the chimney breast will be in his rooms, party wall will be roughly 9” brickwork so boundary is 4 1/2 “ from your side of chimney line!!!!, anyway I would not be happy with fixings in my wall which could lead to damp issues.
  20. I specced cement render then wet plaster top coat on my build, I HATE hollow sounding walls and difficulty hanging stuff on walls. The number of times I was asked to do small jobs in modern houses with dot and dab that caused me a headache because Of difficulty getting a fixing into the wall (ok if you are lucky to hit a “dab”:
  21. I installed an electric over sink water heater, not really hot but warm enough for washing hands (in winter).

  23. I have a sink and toilet (old kitchen units), great to get the oil off yours hands before going indoors. I also have a classic and dreamed of a two post lift but dreams eh,!
