You do not need planning permission for dormers on the rear or side of a property, it needs to abide by building regulations however. I am not up to speed on permitted development regarding garden buildings.

Not sure that 18mm ply is better than the standard 22mm p5 chipboard glued with d4 glue. Frankly the joists will give more stability than the flooring anyway. I would not instal them at 600mm (and nor would my builder, based on lots of builds) and I am only 9 stone soaking wet ?. By the way, my span was 4M. -
From the stove it’s about 90mm but I put a 110mm (drainage pipe) under the floor for 4M. The manifold goes from pipe to rectangular box then back to pipe.

Well. It depends on your level of acceptable bounce, quite a few on this forum have gone for 400mm and not regretted it (I am one). One comment above said they were disappointed with joists at 600mm. Trouble is once they are in it’s too late to make it better. -
I tend to agree, the red “space” runs between two fence lines but I gather the measurement is not correct, if the land gifted is the red area then the house is safely within the “plot” (or have I missed something?).

Funnily enough (but not funny) my stove does not draw well, I never have to throttle it back. My air feed is 100mm pipe under the concrete floor but I had to make a manifold to bring it up to the stove with two tight 90’ bends. The back of hand test feels a good draught but I am not convinced it’s enough as the stove has a good rep. I am tempted to take the stove out and create a long 180’ bend so there is no restriction. It’s on my “to do” list.

I had to pack out my ceiling joists by 50mm in the cloakroom next to the plant cupboard to get sufficient fall on a drain , just added 50mmx50mm timbers before plasterboarding. -

I used JJI joists which are engineered timber using osb as the web, these will take holes cut fir MVHR (as long as you put the holes where they stipulate, which is not difficult. ) We had joists specced as 600mm centres but put them In at 400 ctrs (as I don’t like bounce either). I did, but cut bricks into slips and glued them on afterwards,( lintel recessed enough.)

I think that says it all, your openings are not oversized (IMO) so I think it’s OTT.

@ProDave it’s a Wunda wired stat, can’t find any instructions or spec on their website, might give them a call in the morning to see I can get any info from them. Just found another stat (spare from electric UFH) again with no instructions or box ?♂️ (It is dry contact tho ?).

I will try and dig out the paperwork, I don’t think it’s changeable, also it’s not a dry contact type and I blew the ASHP main board so modified it to dry contact.

What type of plasterboard

Why are you plasterboarding a garage ceiling?, a garage roof space is fir storing all those things you might need (that your kids will have to get rid of when you kick the bucket!!!). -
my stat has a 3’ hysterisis , means it switches when 3’ difference is felt. Set to 21’ it switches off at 22.5 but switches on at 19.5, really need to find one that’s got a 1’ hysterisis. Yes, I have little temp devises around the house to PROVE it’s warm enough (she still asks me to light the woodstove tho).

This will (I think) be because of wide openings near the ends of walls, but why on earth do it all the way round?? ££££££.
