Hi mate, glad your getting tools ?, best to get a diamond cutting disc (very small diamonds embedded in them, and not as expensive as you would imagine). Yes best to clamp the tile and keep both hands on the angle grinder, make sure you wear eye protection and a dusk mask. Watch this first,,,,,,,

IF you get a sensible answer well and good, if not go straight to appeal, bets of luck . Might be worth telling them you are definitely going to appeal as it costs them time and money (which they are already short of!) and keep us informed ?

Only if you apply again for planning permission but not necessarily if you appeal. With my appeal the original “issues” were deemed not valid even though they were voted on by committee, not just one planner.

I went to appeal after 3 failed planning attempts, did it myself. Found it easier and more user friendly than app.lying for planning permission. The appeal officer threw out all four objections even telling our planners they were not following their own guide lines. I even got what I originally wanted without the compromises I made for planning application no 2 and 3. Just do it ?

Let’s hope so, despite having planning problems in the past myself (don’t ask) I still hate people who don’t abide by the law, frankly they should demolish it and fine him the costs. No excuse ?‍♂️

To me that membrane looks like DPC (stuff used in brick walls to give a damp course). It also looks like the GRP roof does not extend over the gutter properly hence rain running down the back of guttering. Silicone to the guttering is a bodge. Very difficult to see from pics, anyone else?

I always thought 12.5mm plasterboard (skimmed) was 30min fire rated ?

I was told my south facing conservatory would badly overheat and the house with bifolds into it. I know down here in the south west it’s generally cooler than the south east etc but with all its doors and windows open for the short period it’s sunny here it’s not an issue. Temps can get a little high but hey we (used) to fly to hot countries fir those temps. I can shut the bifolds to keep the heat out of the house, open house windows at night to cool the house and closed during the day to keep the heat out. I did notice yesterday that around midday the 500mm roof overhang kept direct sunlight from the upstairs windows so the bedrooms are not overheating. I can re engineer the UFH to cool the floor if I wish but not found it necessary so far. The main thing I love about my conservatory is the rest of the year it’s a great place to be, heating the house in the shoulder months, nice place to sit even in pouring rain, crisp sunny days in mid winter etc. I would not be without it.

I did this on our site, demolished an old Nissan hut and informed BC to say work had started, perhaps have a quiet word with your BC officer, he might play ball.

They obviously want a “chunk” of any monies made by splitting the plot and building more houses which is not unheard of, however I am surprised you cannot get a mortgage on the house because of this as it will not effect the value of the building itself. I guess you need to get solicitors to get the best result however this is done.

Oh yes, been over that one, the frightening thing with it tho is on the path side there is a railing but the other side the water is only about 9 inches below the cast iron trough that carries the water, and the boat I was on had no railing and about 2 feet above the water line so very easy to fall overboard and tumble all the way to the bottom of the valley. ?. Again I have been on a friends fibreglass canal boat but it’s very susceptible to side winds (much lighter than a steel hull) so when windy far harder to control. If you want a steel canal boat made an old skydiving mate of mine over at Tilstock used to make them as a welder, I can put you in touch ?.

Quite, priced one up (that needed to be completely refurbished) about 20 years ago ?. I must have been past your house in a short narrow boat hired from near Whixall moss a couple of decades ago, a very good way to chill, nothing is fast. (The short ones are a lot easier to control).

+1, my doors are fairly heavy so 3off ball bearing hinges (Screwfix ones were not that expensive).

I designed brick cills and windows completely in the insulation zone, I did seal the bricks with water proofer to mitigate porousity.

We are on clay and the BC just wanted slightly wider footings (thankfully).

Yup, last winter but only lasted a few days!!!
