Right then just make sure you mix small amounts so you don’t have to rush, better to throw some away than spoil it by rushing. If you have to cut some use a stone cutting disc https://www.screwfix.com/p/erbauer-masonry-stone-segmented-diamond-cutting-blade-115-x-22-2mm/4896v these won’t set your nuts alight (only happens with metal). Make sure you mix the adhesive thoroughly.

Might be best not to use rapid set if your not fast at tiling. Normal set is better IMO. I used 5mm spacers and think it looks better for this type, you will need a lot of grout because of their thickness and the bigger gap will make it easier to push it in there. I tend to lay all the whole tiles first and let them go off, you can then stand/kneel on them to cut and fit the part tiles around the edge without moving the whole tiles.

gosh I didn’t know that, would have been my fencing of choice fir here I just presumed a lot more expensive ? There was no mention on my application how wide the drive was! -

right with 10” overhang you can get up behind with a screwdriver so what about a short bit of bent metal strap screwed into back of rafter and bolted to gutter bracket......

True I am very pleased with my ASHP but not sure it’s the answer for @Edders situation. An ASHP can only heat slowly unlike a gas or oil boiler so if high hot water consumption is needed a very large DHW would be required. It sounds like his current gas boiler is either not working properly or is inadequate for the job. I would be interested in @Nickfromwales take on this one ?.

Why a 75mm vent pipe? It’s only there to prevent (gurgling) and draining other traps, I would do that run in 50mm and take it up into a 50mm AAV in the loft. (It’s what I have done and it works just fine)

Do you require planning to change the gate etc later?, why not copy neighbours stuff, 5 bar gate etc with a view to changing it after the build is finished . ? -

Good job planners didn’t exist when gentry built their country estate houses a few hundred years ago!,! Actually one of our (sensible) councillors pointed out we need diversity in building when the planners wanted me to build a small bungalow . -

I think you will find the roof is so small most people don’t bother with guttering, I have none on my front porch. Probably best to just make blocks screwed to the side wall and the gutter fixed to those.

I believe it can, us buildhubbers certainly make sure of that (insulation and airtightness) Some may, I don’t ?, spent it all on insulation ? it amazes me that buyers don’t take much notice of the EPC when buying a house, (I.e the potential running cost of a house). As heating a house gets more expensive hopefully it will focus minds on insulation and build quality.

With building regs getting better and us buildhubbers building much better than that the need fir heating will diminish (although DHW will still be required). With the UFH and infrastructure within the house already in place the “means” of providing heat can change as prices and policy change. When my ASHP finally gives up the gost there well may be some newly developed gadget to replace it running of my waste plastic ?♂️
