When its a Ring Seal Soil 110mm 92.5° Access Branch Double Socket Now, to me, that looks like a letter Y. But oh no, its a T or better still a Tee: not tea either. Took me 2 friggin' hours of research yesterday to discover that. Only just recovered.

I agree @SteamyTea, but even that amount of spaghetti and infrastructure is too 'much ' for me. I was (am ?) looking at supplying 2 small bathroom sinks with just enough hot water, just in time. Enough to rinse yer toothbrush, wash hands and wash away the odd Daddy Long Legs. Settled on this : unless the commentariat rises up in outrage, that is.... Why? Next to no infrastructure No hot water losing its precious heat all day I can install it

If you wanted to make a complicated, expensive, annoying system for delivering warm water, you'd invent an Unvented System, it seems. All that spaghetti, all those valves, all those regulations, all those regulators, tun dishes. I like simplicity. Unvented isn't. I now know why I'm not going to use an unvented system

I'm currently researching instantaneous water heaters, and in that context I discovered that there are both unvented water heaters and vented ones. A bit more research shows that whole plumbing systems can be either vented or not. Whassa difference? Why would anyone choose one system type over the other?

A very important and perceptive question to ask..... I am almost sure that the area definition for this calculation is based on what the RICS call Gross Internal Area. But I may be wrong. Broad indications of cost assume that 4ukUps don't occur. The sources of those, as you will know are legion.

Attention to detail - and the sheer drudge and hard work of following it up - is , for me, the essence of self build. There is nothing to be lost by insisting he ( I assume its a he - I bet a woman would have followed through on your request long ago) just bloody do it. Now.

£80 ish per cube plus £500 for the 24m pump. 'Course the real costs depends how many - and of the volume - of bursts you suffer dunnit ? ?

You arent bonkers. Quite the opposite. Our local BM had an old BT lorry body for sale - the strong implication being that it would make a good ManDen or site store. It sold within the week

On an external wall; thin coat (3 - 5 mm) of plaster + battens + tape + ply. On an internal wall fix battens to concrete and fix ply to that. The thing that is exercising my imagination is how to balance the amount of ply with the Fire Reg requirements. Someone mentioned the threshold for the Fire Regs is a wall area > 50% of the floor area. The Devil will be - as usual - in the detail.

I don't begrudge anyone their pay: but at that pay rate (using SPONS as a guide), people who want to work for us need to tell us why : experience, speed, one-job-at-a time. The kicker for us is the statement 'Well, we'll just fit you in between jobs' . Been there, got that T shirt in spectacular fashion. (wall blew down - contractor absented himself for 5 weeks: no notice.) We'll just have to fit you in is code for Yer on our list, but last ... mate

Folks, the issue isn't the plaster or other labour-intensive covering system. Its the price of local labour : day rates appear to be well over £200 generally here. (West Lancs)
