  1. The advice we can give depends on the brief you give us. The more detailed the brief the more detailed the advice. Let's start with why are you building? Then, where, roughly? Next, what would you like this house to do for you? For example you might answer that you want to build a house for your young family. And that the plot is on an exposed west face overlooking the sea. Lastly that you intend to stay in the house for many years. That would give us ample information to help you. We found that the more research we did, the more we focused on absolute basics. @SteamyTea's point above is critical (as is often the case )
  2. Sounds daft dunnit? But in the context of making a flat footpath, not so silly. Build up so far MoT1 thoroughly compacted over four years Crusher Run 64mm to dust whacked flat - ish (about 100mm deep) Have a look at this to see what I mean The desired cross-fall ( left to right) is shown by the yellow line beneath the level. Thats as I want it almost. The red lines show where, when you look carefully across the compacted base , you can see the edges of the barrow-load dumped on the spot. It shows as a sort of flattened ripple. As I understand it, the next layer should be sharp sand (20mm approximately) . Using the sharp sand, will it be possible to 'iron out' the slight dips in the compacted crushed stone layer? Or do I have to scabble it loose until that layer is completly flat , recompact and then lay the sand? I'm beginning to think I'm addicted to painfully steep learning curves. ?
  3. This doesn't address your question directly. Have you talked to other self-build communities? On the off-chance you might want to speak to others who already have, you might like to investigate the CoHousing project that's here in Lancaster. They are a very friendly bunch
  4. You will determine whether or not this is to be a contest. Nobody else. Take the hint, apply for PP, move on. What possible advantage is it to anyone - most of all you - to make a mountain out of an as yet non-existant Enforcement Notice? Yep, some people are bat-shit-crazy-vindictive-little-cock-wombles. And you feel the need to take notice of their behaviour? Get a proper problem.

  7. Look at your LPA Enforcement policy. That should give you some indication of how your case should be resolved. Micropolitics matters. You now have a clear incentive to resolve this quietly, amicably. And at the core of that is polite outcome-focused discussion. Avoid value-laden commentary. It just puts people's backs up. It's in nobody's interest to make a drama out of quite a low-level issue . You could easily have followed the terms of your permission, but didn't. By your own admission the outcome of your action is minimal. So people could easily be puzzled about why you did it. As for trying to delay resolution for 3(ish) years, it beats me. Have you nothing else to worry about? Sort it out quietly, politely and quickly. Who knows you might even make some more friends as a result. And will save you money.

  17. Bang on. Six years in to our build, several things like that going on in this house right now. I have a saying to whoever will listen when I'm overloaded ( which is mostly) - runs like this At the moment, there are several booms stuck up my @rse to help me sweep up as well as do everything else. If you are going to put another one up there, I can't guarantee it won't fall out.
  18. No. But we are in that group of people who , because of our individual experience, can't un-see stuff. Your bathroom wouldn't be my style choice, so my examination was cursory. Had we wanted large tiles of the sort you had, I'd have been all over it like a cheap suit. And so just as commited to it as you are.
  19. There's nothing wrong with it. Assuming you can stretch to reach round behind you for the loo roll . Or you don't mind wet loo roll. Cos that's where my crew would store it. Specially with the sink full of water.
  20. That's the exact feedback we had. So, before the Decision Notice was issued, we resubmitted a Design Amendment addressing the issue. Painful, I growl still, a bit, at the compromise required. We lost the equivalent of two full rooms. But we have a house. Can't take a joke? Don't self build.
  21. No need to assume. Look up your LPAs Enforcement Policy. And then look at Enforcement Notices and subsequent Appeals. Dates, and thus time lags, will become clear.
