Finger jointed timber, is it available over here?? reading the other thread on skirting I thought to what I used in Australia and I remember it being all finger jointed radiata pine I used it for skirting architrave and all door linings, it came pre primed like mdf but as soon as you cut it you can see it’s timber inside. Had a quick google and its all american or australian websites. I really liked it and would definitely use it again.

Reading that both are INTERNAL one using 65mm dot and dab fixed the other 37mm boards fixed to a softwood batten Have you not supplied a specific guide as to what they are quoting for ? this could be where your price differences are coming from, between those two different specs could be £2-4 grands worth of insulation do this a few times on different aspects of the build and you can get vast differences. I think you need to get a set spec done done and get that priced by both parties or your not comparing apples with apples. -

This is how I would do it cover the tops of the rafters with a good quality breather membrane, then a 50x25 counter batten that fits on top and parallel to the rafters then a 50x25 batten fixed on top but at 90degrees to the rafters, fit sheets on top use a ventilation strip at eaves and ridge you want airflow but not bugs. Those battens are 100x25 and are spaced 100mm apart you won’t need to do this, space them how far apart the sheet manufacturers say you need the fixings 600-750mm whatever, remember you won’t be able to walk on anywhere there isn’t a batten. mesh at facia level -

This all depends on your ventilation details, what are you doing to combat condensation you will get lots of condensation on the back of the sheets so you need to work out how it will dry out good ventilation is the first answer -

I don’t think you can have what you want have you heard of that triangle of 3 things time - quality - cost. I think you have the same situation but with different headings no maintenance looks cost. So. Timber - looks good- lots of maintenance plastic- cheap- looks shit aluminium - looks sharp and modern- expensive you need to make a choice i have chosen timber, it was expensive and I know that I will need to re stain it every 2-3 years, it looks absolutely spot on and nothing else would have looked right except probably powder coated aluminium. Work out what you are trying to achieve.

Is there a way to insulate pipes from giving off too much heat, my design at the moment has a group of pipes running under a section of our kitchen floor, I have seen pipes with a thin duct around them in areas that might get extra wear or movement, is there a way of insulating a pipe so it doesn’t give out that much heat in a dedicated area. I did wonder about cutting every other pipe into the insulation surface and covering with another layer of insulation before the screed just to keep the heat output down in this location.

I’m just think of getting a list going of all the costs to use it versus an ASHP the maker of the boiler is not far from us, I did contemplate taking it back to them for a freshen up. -
That would depend on if you use the Australian government guide to showers while I was over there they sent to every household an egg timer with a rubber suction cup to stick to the shower door, you flip it around as you get in and take a 3 minute shower. We had two girlfriends of my wifes staying and they asked what the egg timer was for, I explained and the said how do you expect us to have a shower in 3 minutes. I thought of how to explain and did a little demonstration that went something like. Armpit, armpit, fanny, bum and now your done. I don’t know if it was the New Zealand Sauvignon Blanc or what but they where all rolling around the floor.

Totally off topic @Mugwanya but anyway, I would be very careful with regards letting agents and holiday properties we own two holiday letts and my wife handles the books for a few others, ours are ok but we have noticed that in times like now when people are cancelling holidays that the letting agents are still taking their commission even though the holiday doesn’t go ahead. Look into a contract very carefully. Ps, if you let someone wash their dog in the bathroom you will need to refurb them every year and extra cleaning every week, warm tap outside for dogs, showers inside for kids, no bath takes too much hot water. We allow dogs and charge an additional rate for extra cleaning.

The thing is, I have a 3 year old boiler that has only done a years work when we knocked the old place down, space is not an issue i thought I would have an ASHP from the start but this boiler is sitting on a pallet staring at me. -

So how does this influence anybody’s thoughts on me putting my oil boiler in still haven’t added up the costs compared to an ASHP if we think oil prices are always rising there will surely be times when it crashes so a good time to top up that tank. -

As promised I’m back to stop you all getting bored one of the main high usage taps will be a distance of 20m from the cylinder is this getting crazy , am I looking at needing a hot return oh god my heads hurting again, all I need now are some smart Alec comments from @AnonymousBosch and it might push me over the edge. -
