You could hire a mini digger out for a weekend and see how you get on. Some people can take it them very quick. Others have no hand to eye coordination and are painful to watch. If after the weekend you think your near enough getting the hang of it then it will be used for more jobs than you think. When your finished with it and if it's kept in good condition you won't lose much money on it as well.

He will just tap them down to suit. Not ideal but it is what it is. Would be a problem if it was higher on the outside as that could drain moisture in towards the inside skin.

Why not go for wooden frame for the base. A few fence posts either sunk or sitting on a block on a pad. Wouldn't be a lot of concrete needed and it's very DIY friendly. Then build it like a deck using 8*2,9*2 joists and board over. Put them at 400 centres and they will be rock solid. You have went from near £6k to probably not much over £1k.

To lift truss you will need a driver, another on the ground controlling the truss with rope tied to one end and two more people on the roof to position it and nail it home. The same 4 guys would man handle them onto the roof. If it's windy and you are driving trying to focus on the boom or the load and the clouds are moving in the background it can be disorienting. Also before you start to lift make sure everyone knows what the hand signals are for up,down, to me and to you. Miscommunication usually ends up in a peak getting hit and walls falling down.

The bricks I used on my house where 103mm wide. The mould must have worn away over time resulting in a slightly wider brick.

How hot does it have to be to not be able to cut a block?? It's being plastered over so keep it flush to the outside face that you plumb. If the lip if the brick is slightly bigger it will be hidden by the scratch coat.

We don't cut blocks over here for the returns at a corner we just use a standard concrete brick. If you don't use a stretcher bond then your joints will be too close and the wall will be more prone to movement and will crack and ruin your render. Plus try to build a few blocks on top of one another straight up and see how high you get before a butterfly knocks it over.

If you are doing work and you hit any kind of utility and it's under 1.2m your insurance company will fight you over the costs. This is the standard distance your should be hand digging to and using a cat scanner. After that depth and you hit something its just bad luck. I have hit everything going over the years. Put me in a field up a mountain and I will dig through the only pipe or cable in it.- 15 replies

Before you buy the mot station get a site investigation done. I done quite a few garages here in NI and the vast majority had a lot of contamination in the ground and the ground water. Most mechanics didn't worry about how they disposed of oil,petrol etc with most throwing it outside.

Does that £250,000 include the plot or is that for just the house? If it's just for the house then that will build a very nice house here. Is there any houses close by that would give you an idea of the ground conditions?? That's the big unknown where your budget can take a big hit. Once your above the grass then it's much easier to work out costs.- 39 replies

My main bedroom is downstairs and it works for us. I have another bedroom next door plus 2 larger rooms upstairs. Your going to be building a hopefully forever home so think long term. When mine where young you wanted them close now they are teenagers they are smelly, huffy, messy, noisy and generally a pain in the hole they can't be far enough away.- 39 replies

Welcome. The easiest option is look on propertypal for new builds that are located near you and go round for a look. Make note of all you like and don't like in these houses and that will give you your list to give to the architect when the time comes. What type of build are you leaning towards, traditional block/brick, timber frame, icf. I built my 2500sq ft chalet bungalow in Co. Armagh 6 years ago. When you say 1.5 storey do you mean a chalet bungalow or do you intend to extend the outside skin up to cill height and then start the roof.- 39 replies

I have a large shed,18ft*10ft, sitting on 100mm of concrete. No reinforcement at all. I just dug down to the clay and put around 100mm compacted hardcore down then poured my slab. How much you need to dig out and replace will depend on your own site. I then used 3*3 fence posts around the perimeter and bolted these to the slab. The shed was then built ontop of the posts.

Your way overthinking something that isn't even an issue. Be realistic your never going to come from work some day and look up and even notice the lintel nevermind think that the underneath being silver/black is unsightly.

You can get lintels that are black underneath so it's not as noticeable.

Think you need to reconfigure the utility room. At present to do your washing your going to have to carry the wash basket down the stairs then go into the kitchen then into the vestibule then the boot room to finally get to the washing machine. If you move the units to the opposite wall you can get a door to open out into the main hall. Just have the boot room bench on the outside wall so it's just a straight run.

The plasterer will fill that in seconds when he's putting the scrim tape on.

There's a set of double doors in the next room to carry anything through. What would you want on the wall down there?? Room above the boot bench for a coat hanger. Really need to see what's to the left on the plan to see if there are any other options.

So move the door so when you come in so you turn left take off your shoes and then the door is straight in front of you. A simple rectangle Island with hob on it if you want or just keep it free of anything. If it's 900 mm wide you can get 2 stools at the end. 1200 will get you 3. You can then have your table top made from the same surface as the worktop if the budget allows. Can do this with corian but obviously not cheap. Or can get an oak top for a contrast between the worktop and table top. Endless possibilities. A single couch and a 65" 4k TV in the corner would be more than adequate with lounge next door if you need more space for people.
