  1. I think that your second storey rear extension would need to meet the 45 degree rule from your next door neighbours window. So it might be possible to get a full width ground floor, and perhaps a half width first floor. Go down the garden, and get us a couple of pics.

    Pain in the butt. My daughters house is a Two up, Two Down, with a 1990 extension on the rear. The ground floor is concrete, and the walls solid brick. The extension is brick and block cavity. Lots of noise in the extension ceiling. I spoke to a pest control buddy, who said you can put poison down forever, but you have to find the entry points or you will be doing it forever. Turns out my daughters unpaying guests are rats..... I inspected the outside of the extension and found a rat burrow in the next door garden. I think they are somehow getting in to the extension cavity wall, and crawling up the cavity into the roof space. I stuffed wire wool down the burrow as far as possible, and temp blocked it with bricks to see if that was the entry point. ( I will concrete it up if i am right) I also put poison in the ceiling cality, by cutting a hole in the celing, and fitting a cheap hatch from Screwfix. My mate said that if the rat, or rats were trapped inside it would take Two weeks for them to die. If noise continued after that time, then they still had a get in, get out place.... Anyway, exactly Two weeks later the noise seems to have stopped (fingers crossed) So it would appear that i might have found the entrance. She now has the smell, and a lot of air fresh plug in things. I'm hoping that the smell will go before the summer heat hits...My only alternative will be to pull the ceiling down....Fingers crossed that i have atleast stopped them getting in. Do your best to find and points of entry and get them sorted. I sometimes think mice are worse, as once inside the little buggers seem to be able to climb onto counters etc with ease.   9. Did you get the cert of lawfullness ? If so then not a problem, as there is already a lawful building on that part of the site, it might be a help towards your application.
  10. Can be worth a conversation with the planning officer. I'm in the greenbelt, and i've got a nightmare Parish Council, who object to everything. I managed to get from 600sq ft bungalow, to 3200sq ft . I first used PD rights to the max, and drew up a very ulgy building. Then sent him 4 designs for extending the bungalow, with 1 1/2 floors, but slightly smaller footprint, and got that passed. The bungalow is shite, so i went back in to planning for a knock and build at full 2 floors, slightly smaller footprint. Got it passed.

  15. He will need planning permission to build forward of the front elevation. If he is ok, have a word. If he is a twat, phone the council and ask for planning enforcement.
  16. I very much doubt that right of access, will allow you to dig up your neighbours drive. My thoughts is that you may have to, if you can get agreement, lodge a sum of money, in order that your neighbours drive, can be put back to their satisfaction. Check with a planning lawyer, but your current access rights will not, in my opinion, give you digging rights.

  18. You could do as my drawing. Parapet wall either side. Nice hight flat roof, and drop to required height for eaves. You will have to twist my image, cause I am crap on phones and computers
  19. I made Two up in a morning for my daughters central heating. Copper pipe, copper fittings, and full bore lever valves. Great fun....
  20. For me i would use Two of the holes, with resin fixed...I love a bit of resin.
  21. You sound like you are building your own wall for your extension, and not a new party wall, that could sit astride the boundary. You have said that your neighbour can be a pain. I personally would make very sure that the outside edge of my new wall was sitting inside my boundary by about 5cm. Also make sure you take into account facia, and guttering. You do not want to risk being even a smidge over the boundary. Take a look on line at what a boundary dispute can cost.....Don't risk it.

  24. That will be fine, but you should be able to buy it much cheaper from somewhere locally to you. Just ask for 10mm pea shingle
  25. I agree. Just wants the Kudos of Underfloor heating, and the uplift of the extra sale price......if the poster looked into it he would soon find out, that the result from what he is proposing will be crap, and seriously expensive to run. still, not the sellers problem by then. He says he cares.....If he does then fit a proper, fit for purpose heating system.
