I have just been asked by somebody who is building a double garage if they need to involve building control ? It's going to be about 40 sq m i'm told. Truth is, i'm not sure, due to it being over 30 sq m. anybody got any idea ? Thanks in advance.

Can i just point out that, "The access to neighbouring land act" has nothing to do with somebody being allowed to dig up your path...Sorry Timedout, but that is giving the poster the wrong impression. The "Access" act would allow them to enter your land to re-point there wall, of cut branches of trees etc........NOT dig up your land..... I feel that your post, although in good faith, will now be frightening to poster, and should be corrected....

In my opinion the only things that look good in those pictures are the properly built ones, that are designed to look like they are part of the original house. Sorry but that lean to looks hideous. If you are working on a tight budget, Put a simple pair of wooden doors and frame across the driveway. Have them opening out into the drive, and behind them put a simple cheap shed. You might be able to get One off freecycle etc. From the road you will only be able to see the smart new wooden gates. -
You are under no obligation to allow your neighbour to come onto your land and dig anything. If you chose you could just tell them to F off. If you do want to be very nice, and would like them to be able to sort it out, then insist on a PWA. They have to pay for the surveyor. If you don't like what the surveyor says, tell them so, and they will have to appoint a second surveyor, which again they have to pay for. If the Two surveyors don't agree, they have have to appoint a Third surveyor, and he will draw up the PWA. He would have to pay for all three of them. If your path is about 1m higher than the bottom of his garage wall, then frankly, no digging out, pea shingle, etc, is going to give him a damp free garage. Don't be bullied......Good luck in your new house. When you start renovating we can be quite a useful bunch, We may have some good ideas for budget improvements. Not everybody on here is building a mansion.....

I got quoted about a grand for the same thing from the UK. My render artist was from Iran i think. so some of the things were a bit lost in translation. I did get to alter things twice, and for the price i was happy with the result.

I think from memory that a staircase of 1000mm or more needs a handrail on both side ? -
I have had a couple of 3d renders done of my planning permission. What do you think. I can pass on where I got them done. Both cost me a total of 250 euro. They might not be perfect, but a whole lot better than my back of an envelope efforts. They even got my posh shed in.

I think that your second storey rear extension would need to meet the 45 degree rule from your next door neighbours window. So it might be possible to get a full width ground floor, and perhaps a half width first floor. Go down the garden, and get us a couple of pics.

Pain in the butt. My daughters house is a Two up, Two Down, with a 1990 extension on the rear. The ground floor is concrete, and the walls solid brick. The extension is brick and block cavity. Lots of noise in the extension ceiling. I spoke to a pest control buddy, who said you can put poison down forever, but you have to find the entry points or you will be doing it forever. Turns out my daughters unpaying guests are rats..... I inspected the outside of the extension and found a rat burrow in the next door garden. I think they are somehow getting in to the extension cavity wall, and crawling up the cavity into the roof space. I stuffed wire wool down the burrow as far as possible, and temp blocked it with bricks to see if that was the entry point. ( I will concrete it up if i am right) I also put poison in the ceiling cality, by cutting a hole in the celing, and fitting a cheap hatch from Screwfix. My mate said that if the rat, or rats were trapped inside it would take Two weeks for them to die. If noise continued after that time, then they still had a get in, get out place.... Anyway, exactly Two weeks later the noise seems to have stopped (fingers crossed) So it would appear that i might have found the entrance. She now has the smell, and a lot of air fresh plug in things. I'm hoping that the smell will go before the summer heat hits...My only alternative will be to pull the ceiling down....Fingers crossed that i have atleast stopped them getting in. Do your best to find and points of entry and get them sorted. I sometimes think mice are worse, as once inside the little buggers seem to be able to climb onto counters etc with ease. Good luck with your quest OnOff, and keep your fingers crossed for me.

Did you get the cert of lawfullness ? If so then not a problem, as there is already a lawful building on that part of the site, it might be a help towards your application.

Planning permission regarding replacement dwelling

Can be worth a conversation with the planning officer. I'm in the greenbelt, and i've got a nightmare Parish Council, who object to everything. I managed to get from 600sq ft bungalow, to 3200sq ft . I first used PD rights to the max, and drew up a very ulgy building. Then sent him 4 designs for extending the bungalow, with 1 1/2 floors, but slightly smaller footprint, and got that passed. The bungalow is shite, so i went back in to planning for a knock and build at full 2 floors, slightly smaller footprint. Got it passed. -
We need to make use of small spaces like this to help us meet the need for more housing. Good luck.
