Managing building control in a non-standard wayβ¦

Just recalled our BCO (Stroma) said next time he wants to visit if completion. No first fix had happened at that point π -
How to measure the angle of a patio?
BotusBuild replied to puntloos's topic in Roofing, Tiling & Slating
Or, gradually add 2p pieces until you get level, then you can measure the depth of 2p pieces. If it's 2cm (10x2p pieces), you've got a 2% slope. Other coins are available. -
From the second photo, it would seem you are replacing an existing gate. JFDI π

Managing building control in a non-standard wayβ¦

@Omnibuswoman, knowing your back story, and who is doing your electrics, I agree that you should get your first fix electrics all in one go, and use hot and cold manifolds or plenty of isolation on the plumbing. FYI, just had our house electric first fix done. It took him 4 days. I had put all the conduit in place, and the sockets where we wanted and marked up where all the lights were going. This approach is likely to be cheapest in the longer term. PM me or call if you want a sanity chat -
That'll be a nice drive π

Stephen, Is there a simpler way of just taking a spur from an existing socket? Or inserting the new socket in an existing ring ( this should be done by qualified electrician, but your suggested solution will also require qual. leccy as well)

Where to place the wet UFH - insulated beam and block
BotusBuild replied to AppleDown's topic in Foundations
If you can get the screed pourers to float it level then you might be able to lay flooring directly. Otherwise, a little levelling screed mixed as runny as feasible π to make sure it finds the dips -
Does you LPA (Local Planning Authority) provide a"pre-planning advice" service? It may be chargeable.

Welcome Dave. What is/are the reason/s that you will need planning permission for the workshop/garage? Size? Location relative to house? Conservation area? Something else? You may fall under permitted development and therefore no planning application required

Where to place the wet UFH - insulated beam and block
BotusBuild replied to AppleDown's topic in Foundations
That sounds like a reasonable way to do it. It will work. The key is whether there is enough insulation. Can you add 50mm PIR on top of the EPS and then the screed with the UFH pipes. This would increase your overall U-value and make the heating a little more efficient (= cheaper to run). Insulate as much as you can now before the screed is poured -
Backing boards for shower wet room.
BotusBuild replied to Russell griffiths's topic in General Self Build & DIY Discussion
I've seen this at NSBRC - https://www.tilingsuppliesdirect.co.uk/product/jackoboard-plano-tile-backer-board Seems to be a good alternative. Not sure on price in comparison to the yellow gypsum board -
I did that on our brick retaining wall when our kids were toddlers. Removed later as earlier stated by someone. Would re-used on several other projects over the years. Only recently took the last of that wood to the tip (26 years later)

Munaf, I think you have the answer in your question - you made some changes in settings. I suggest revisiting the settings and revert to what you had before (I hope you remember what they were), and check if the boost kicks in at the next shower time. If the boost doesn't kick in, then maybe the humidistat is faulty.

Can you do a contemporary self-build on a budget?
BotusBuild replied to flanagaj's topic in New House & Self Build Design
Knackered - the body is complaining π Redundancy at 60 is a b1tch - combined with a bunch of other situations, it is time to focus on the new house Just realised that includes VAT, so once reclaimed that figure will come down a little. -
Can you do a contemporary self-build on a budget?
BotusBuild replied to flanagaj's topic in New House & Self Build Design
To OP: Using the Quality/Time/Cost triumvirate, we are letting time run away with us to keep quality and cost in control. We are doing as much of the build ourselves. So far, I have forked out for the following work to be carried out - groundworks, steel frame (one wall of house, one part of roof and balcony), concrete pours, windows, GRP roof, and electrics. So far, it's taken 4.5 years on a part time (weekends and holidays basis). We are weathertight and in first fix phase. I'm about to start working on it more full time having been made redundant and realistically we think about another 9-12 months. Just been catching up on finances and the current "already spent + forecast future costs" show a per square metre cost of approx Β£1200. (Β£1900 if you include cost of plot) So, it can be done. -

Static caravans good, bad dont touch ?
BotusBuild replied to Post and beam's topic in General Self Build & DIY Discussion
We have just bought on a site 10 minutes from our build. So we are lucky as it is mains everything. It's an ABI, and has been well looked after. Just two problems to fix which we will do when we move permanently next month. -
I can confirm that they are to scale, but you'll have to take my word for that I guess

@mjc55, thank you for your observations, and I accept your comments. To be clear, the advice and guidance on the Cornwall website is very poor. You go round in circles trying to find a webpage that contains all you need to know about what you need to submit, and in what format. Believe me, if I had known it all had to be in PDF, I would have done so. Re-directing you to the planning portal, which itself is better, but still does not restrict what you can submit (it allowed me to upload the JPG files). When I called to get some help, the ONLY way I could get it was to fork out nearly Β£300 for the privilege of talking to someone. I'm just trying to keep costs down, but I feel that I HAVE to use an architect to draw me some pictures. FYI - the elevation drawing and floor plans that I provided are all dimensioned, so no need for them use a scale and measure it themselves. All the information is there. This is why I am annoyed.
-
They want an OS based location map even thought the planning portal allow you to provide easting and northings only 1:500 scale location plan - they already have one Elevation drawings with scale bar - they have all the elevation drawing with actual proposed measurements on them Similarly scaled floor plans To be able to measure we need PDF instead of JPG files Ecology report assessment check list - not asked for on the planning portal We don't have a record on system for "your site". If they had bothered to read the extensive accompanying document I put together they would have all the information about the current build being done. I just hate that I am having to reproduce or further annotate stuff that they already have in front of them. And if I could go and physically talk to them it could be sorted in under an hour. Muppets!

Thank for the feedback. It helps to know I'm not alone (although I suspected as much anyway from other posts). I'd love to see how all these "vote" promised new homes are ever going to get built when this is what we are all up against.

Why do Cornwall County Council planning department refuse to talk to people about submitting a planning application? And why is the information on their website so piss poor? And why are they using the sh1tty planning portal system? Am I frustrated? You bet. And having submitted an application to be told that files that were uploadable to the planning portal are not acceptable just makes it all so much friggin worse. Thank you for listening π I'm off to change files to PDF, and spend unnecessary money on a map they already have. Fvckwits!
