Presumably because flames and heat go up - and up - and up and by the time it's half way it's quite literally a self feeding inferno. One thing that interests me was comments that the apartments have 1 hours protection against fire - and how in our house the focus is on 30mins for steel etc. 30mins for a story 3 metres above the ground and 1 hour for something tens of metres up seems out of proportion...

Sorry, I was in a traffic jam when I posted this. Just to agree that for some reason online prices for Rebar are crazy - I'm not sure why that is because there can't be much money to be had from DIYers paying an inflated price for it as they will rarely buy in any real quantity and no commercial entity will ever pay that price so why bother having it for sale online so expensive? I just ordered rebar for our walls, worked out at £0.62p/m inc VAT and that includes free delivery (50nos. 12mm@6m and 140nos.10mm@3m)

If you misassemble Kwikstage the question is not whether yet are competent to erect scaffolding but if they are fit to build a house. Seriously, anyone with half a brain can erect it safely. Guards rails are a must however, do order more ledgers and standards to take this into account.

I used Skylight International in Govan Alex. Really pleased with it - so pleased I bought another! Was a fixed light, alu frame with triple glazing and a really neat design. Everything is pretty much custom made. Not Fakro of course - everything made locally which is nice.

Hi all, The location of the UVC and MHRV units in the house is not particularly near to any soil pipes. It can be done but a bit of a faff. It would be much easier to have a straight run right outside. Is this acceptable? Thanks, J

My point is - why? Additives are expensive and I don't see what benefit there is. The footings are not 'waterproof' are they?

Either way tho you order by the cubic metre not the weight? A m3 is a m3!

The 'R' doesn't mean it will have rebar - as long as you give the prescribed spec, they will worry about how to make it up. Interested in the water proof concrete part tho - why is this needed? If it's below DPC there is no reason for it that I'm aware of but would be interested to know if there is a specific reason?.

It was - I'll check the paperwork when I get home but think we ended up with a 120mm slump, but that was for running through a two inch line pump over 35metres. 90mm should be fine for a boom.

If wood pellets are renewable then so is coal! Just take a wee bit longer. I'm sure Mr Harris will comment!

I can vouch for that. We've got an antenna to grab signal and provide WiFi in the house - move it more than 10mm in either direction and there is no 3G - but where we have it now it shows 4bars! -

Hmm, that could explain a lot. EE erected an Emergency Services mast further up the Glen and there is no signal (yet) from it. I did wonder how they did it as its 5miles from civilisation and I couldn't understand how it got signal. That said, when I phoned them about it months ago the chap told me the coverage would likely be better than shown on the planning application and didn't suggest the signal would be restricted... -

Well done! In terms of revoking permitted development rights, it's quite common. In the grand scheme of what you have ahead of you is it a battle worth starting just now? When we did ours, the planning officer stated he would likely remove the permitted development rights as we were in a country park but they never appeared in the report or approval Now the fun begins!

I spoke to the engineer about this and thought I might as well update in case anyone else has similar. He advised that it should stay 'as is', although he wants the L-upstands to be 40mm from the outer edge of the concrete ICF rather than the inner as per the drawing. He said that since this was a retaining wall, when it's backfilled, the ledge is required as part of the strength to the reinforced walls. He also advised that the lap between the L upstands and the vertical rebar should be 500mm - thankfully the L bars used were long enough for that. Slab in, ready for the walls.

We have a 150mm core for the house and 100/100mm insulation - although with hindsight I would have gone with 120/80 (external) which would have allowed us to set the windows nearer the core of the ICF (they sit just on the edge of the concrete) and give us a bit more leeway with the exterior reveals as well as probably making the install a bit easier. We are about to build our garage using Polarwall - the slab went in yesterday - and will be going for 80/80 purely on cost grounds. Hoping to get it delivered by the end of this month and build in in a couple of weekends ready for the pour.- 13 replies

Why do you say that BnB means you will struggle to get passive standards? You can get some very low U-values with Tetris. ICF does sound ideal - we did a combination with OCF for the ground floor external walls and tying it in with a steel frame for the upper floor. Worked out pretty well. The ICF sat exposed for over 6 months with no roof and a year before we clad it and had suffered zero deterioration which was a big bonus for us - we would have struggled with timber frame as we would have needed to gotten wind and water tight much more quickly than the two of us on our own could have managed physically and financially.- 13 replies

Hi all, getting ready for the slab for the garage. In the SE drawings, he has a 500mm gap between the side of the icf and the slab edge My worry is that even with Gravel and perforated pipe, water will sit here, so wanting to move the Lbar out to nearer the edge. Will try get the engineer tmrw but wonder if there is any obvious reason why not?

BPC specified on our design which are single and which are double ducted vents.
