It is really not great, but I have seen worse. A shame you did not carry out the work or supervise as I am sure it would have been a much better job. Getting this resolved is a PITA but when all is said and done, nobody died or was injured, so it will just come down to money. For a total project of £30k, legal and professional fees can quickly dwarf this, so think realistically what would be an acceptable compromise and get the other side to do the same. Often when these things go to court, both parties can lose out over what they think is fair and only the lawyers are happy. -

Unless the pool is worthwhile for you, you could have it filled in. An outdoor pool in England can sometimes be a white elephant. -
I have had big 5 leaf bifolds 5m. and when opened back they tended to slump. I have also had 3 leaf 3m. and they were better. Lift and slide would be my preference now. More controllable and airtight.

+1 I changed a couple of door handings and although drawings were updated, the electricians worked from an old set of drawings we had sent out for quote purposes, so there was some messing to get light switches in the right place.

Is it now the case that the roof is correctly membraned by others, Velux properly fitted and you are waiting on the Velux flashings to complete the roof? -
Are the pics you took with your under cupboard lights? Can you do a photo in normal daylight?

You can strain a bollock if you lift it on your own.

They are seriously heavy. 2 man lift.

I would be filling the awkward gaps with decent mineral wool. It is far easier to use than cutting bits of PIR. Fill the whole void where you have the outriggers and any gaps where new meets old.

Bifold door -drafty and condensation on internal surfaces

Aluminium is a good conductor so can easily act as a bridge between colder air outside and warmer air inside. If any part extends from outside to inside without a good thermal break it will attract condensation. To identify drafts you can go round the perimeter with a candle on a breezy day and see where it flickers. -

A Building Control inspection does not absolve your contractor of their responsibility to design and construct to standards. They should have designed the roof with a 1:40 fall. -
It sounds like a combination of poor fabrication, poor install and poor quality sealed units. I don't know how the profiles perform. I think they are Deceuninck.

If the brickwork faces south west and is a large wall, a fair amount of water will get in. If a stepped tray is difficult, do it horizontal and a coat of Stormdry on the remaining triangle of brickwork for belt and braces.

The membrane should be fine not faulty. As you have sarking and counter battens there is no need for any droop. As @Nickfromwales says you could have laid the membrane flat on the sarking but no matter. I suspect the error is where the membrane meets the top of the Velux and the flashing / membrane has not been cut as shown and installed correctly.

The layout is really compromised as can be the case with bungalows. The extensions have not improved matters. If the current setup does not give you enough space I would look elsewhere as you would have to go to considerable expense to make your required silk purse.- 19 replies

Interesting to see they have used what looks like a mix of 30mm eps board and blown graphite eps beads to insulate the wall. I would guess the car is an auto or EV.

I think that will be a struggle now the joists are fitted. You would need to unbolt and remove the ledger which may not be practical.

You may be far better to get it excluded and get the policy in place.

The only concern with FMB would be if they were claiming to be members but were not. You have done decent research. Did you get 3 quotes? If not, make some calls. It is going to cost you a lot of money, so make sure you choose someone who is good and you get along with. You don't need to be mates, but there may be potential differences that will need resolving.
