  1. Glad to see you are making use of the bathroom!
  2. Don’t forget ROI should also consider a contingent valuation. This could generate much greater value than just traditional cost savings approach.
  3. I’ve got unbranded upvc sash windows. Positives: look ok. Great variety of opening options. Nice and secure. Zero maintenance. RAL colour options. Easy to clean. Light weight to slide and tilt. Negatives: Crap for air tightness. I wouldn’t have them again. But I guess you get what you pay for, they were cheap. In fact I am wondering if I should swap them out for more normal casement windows.
  4. What about the cracked tile?
  5. Another leak???
  6. Are you set on using tarmac type surface? Maybe a different finish like resin would reduce the carpark look?
  7. Can you remove the grout from the crack? You could then put some colour matched grout there.
  8. I would keep it larger if it doesn’t end up looking like a council car park. I find larger driveways (if done properly) tend to look like a more expensive home. Also I think you’ll be frustrated that you reduced it on the odd occasion that you need the space, eg fitting a few move cars or a decent size lorry when needed, or for kids playing.
  9. Ditto... great sound quality but crap OS. We sold ours. Currently just using Alexa echo dots, not great sound quality but easy to get music on round the house.
  10. That what I used for my bathroom floors. Came as a complete kit. Easy enough to install. Heats the room up quickly. Quite pricey to run tho, so only use it very infrequently now. I will say the “white touch thermostat” option that I chose is pretty crap - instructions were only in Chinese - but it was cheap so can’t complain.
  11. That’s amazing! Haven’t got a clue what’s going on there but I feel I want one! ?
  12. Yeah I know what you mean. I’ve had a few places that only had tiles on the ‘open’ floor space. But what the hell are the builders thinking by leaving some of the tiles they have put down ungrouted. It really goes to show that you need to be on site everyday keeping an eye on what the hell they are doing! I can’t remember how many times I had to get the builders to redo something that they had tried to shortcut. God knows how much I missed!! This is why so many on here do everything themselves.... it may take years longer to get finished, but at least it’s done right.
  13. That’s shocking cowboy behaviour. What’s the point in tiling and not grouting?!? Ffs makes me really angry and it’s nothing to do with me!... I’m off to get a stiff drink!
  14. I’ve found Matki to be pretty good quality. Lasted well in a rental property and their customer service was excellent the one time I need something. Turns out their office/warehouse is not far from me, so I drove over to pick up a replacement part and they gave me a complete shower and a load of accessories.
  15. Only if BR stipulates something definitive like ‘shall’ or ‘must’ otherwise it’s unenforceable.
  16. The key word in juncopartners post is “guidance”... meaning do what you want ?
  17. I’ve got nothing to add regarding the damp issue... but I love the house
  18. Out of interest, could anyone educate me as to why the expansion vessel is located on the cold feed pipe between the input group and the cylinder and not from the cylinder directly? For example I have a spare inlet for the Secondary Return. Could the EV be connected there instead? Would there be any difference in how it performs its task or is it something to do with protecting the cold feed?
  19. Also, does anyone know if you can clip pipes to the cylinder? similar to the way pre-plumbed cylinders have pipes secured to them.
  20. Still doing floor to ceiling or are you stepping it back in over the top of the boiler?
  21. All been there... I’m still putting off yesterday’s job.
  22. That appears to have gone backwards? You had a side frame up at one point. ? Havent you got a 3D model in Catia ? Surely that’s the first step.
  23. I’d assumed they were oil filled too... no idea why I thought that... maybe because they are similar to the little oil filled rads you can get for about £20 in a supermarket.
  24. How did the final boxing in turn out?
  25. So ideally it needs at least 600mm of straight in total? This extra 300 above plus the reg 300 below? I have actually ordered a 22mm to 32mm Hotun as it’s discharging into a soil stack. I’m gonna get rid of the existing fanny trap too, as the Hotun is supposedly a trap too.
