Your not missing anything A friend of mine has a joinery shop and made our oak stairs in four days He said it was the first one he had done for a while As the companies that just make stairs have all the jigs set up and would make them in a fraction of the time Not just building but everywhere is short staffed or has employees that don’t want to work So simply load the price on every job I put our treatment plant in low on our first and added a neck extension Just a square of plastic with a lip for the lid £200 5 minute job to fit 5 years on Same again 300 mil extension needed £750 Oil based products have gone up Cost of living etc Asked a mate who has a fabrication shop £200 if plenty most places are doing it

Absolutely Very little weight on the top We did four on our last on metal studs and five this time Worth putting a door timber in the studs for metal

I’m Not I’d just oversee it for him Some-else can build it But for the hike in the cost of everything we wouldn’t have done as much as we have No Its a good area Good schools etc Average Plots going between 250-350 I think most are going to find this to be the case Builders must be working on fine margins Or getting them done much less per m2

As most will know we’ve marketed our first build We have someone interested Who has now said while they love the house They would have preferred it slightly bigger and would be interested in purchasing our second plot and paying me to build it I’m not a builder But following on from Dave J conversation of 2500 m The figures arnt stacking up The design would give him 325 m2 £812500 Plot 250 k Plus legals Ours is 270m2 Up for 725k Both are in the same area Im going to go back to him in the morning But I think the end value would be around 800k

At the risk of repeating myself BC arnt interested in planning matters Just that what you have done complies with building regs On our previous build I build a disabled access ramp out of ply and mineral felt and the 400 m2 of drive was hardcore BC simply added a foot note Disabled acces temporary but adequate Landscaping incomplete

I agree I like the one where a plumber demonstrates how to bend a copper pipe and you can clearly see his finger trying to cover a kink

That’s good What you need to realize is I’m not a builder I’m a self builder that takes the term literally I’ve loaded every block and brick Even though I’ve people who could do this for me But it sort of defeats the object Shopping around and doing as much of the labour yourself isn’t beyond most keen DIYers Which in most cases can cut your turnkey build cost in half -

We are over 400 m2 total floor space including the garage and look set to complete within our 350k budget -

All I was asked for where foundation drawing Large orders of bricks- timber frame and that we were registered at that address

I’ve had three quote All have said HPs are more expensive to run Pretty obvious really as electricity is far more expensive than gas The guy I spoke to wasn’t looking to sell me a HP But did point this out

As Mr p has already stated I’d ditch the UFH for the first floor You will never need it I was speaking to a heat pump installer yesterday Who has been supplying and installing HPs for 22 years He stated that a gas boiler versus a HP in a well insulated house will be cheaper to run He also said that BG promising that bills will drop by £380 per year in a poorly insulated home is nonsense

The board should come flush or proud to the boxes Check that they have solid dabbed around the perimeter and boxes They are cutting corners

When we go to fully tile a bathroom that’s just been skimmed The first thing we do is knock the beads off

Skim it all or half doesn’t really matter Tile directly on to plaster board or skimmed walls Worth sealing the later

Unfortunately You are right They are simply not policed and the final as built sap is a joke It is all based on what you tell them They accepted estimates as proof of U values for windows and doors -

I’m doing mine in dot and dab I could easily wet plaster But you can get just as good airtightness with both -

Spend extra time sealing the dot and dab Parge for Airtightness is a waste of time and money As soon as your dry liners see the Parge They will cut corners I use 100s m2s per year Never for airtightness Other than the odd self builder Always soundblock As it says on the bags -
Spot on Always prime 3-1 SBR is fine
