You are correct Jim Weve have 14 viewings All are professional Doctors and consultants One conveyancing solicitor also none have asked about levels of insulation Let alone Sap rating or air test scores Yep boiling tap and German kitchen One has been back with a builder who checked that I’d self installed the treatment plant and asked to see the foundation drawing and talked about extending the back of the house I pointed out the great lengths I’d gone to to prevent thermal bridging He replied Ooook I think he was interested but didn’t show it Not one has even asked if the boiler is A rated Being a couple of miles away from a hospital I pretty much expected meds to be our core market and while I didn’t expect to besieged by Echo warriors I am convinced that had we built to passive standard The response would have been the same -

You need to treat the sap report as a guide Whilst building control will do what they can to check that you are following everything that is in the Sap Quite a lot is on trust Especially if your above the bare minimum that’s required It well documented that my wife and myself hate PV panels on a roof Unlike this time planners were insistent that we installed them Estimated cost 7-9 k Estimated Annual saving per year £250-300 Instslling PV added 2 points to our sap score installing MVRH took 2 points away We ignored planners and didn’t install PV and spent the saving on extra installation The new home sites that I work on in my day job Tend to score 2 in airtightness test It’s about 4 years since I’ve seen one being carried out There meant to do 1-7 But most seem to be done as a desktop study I would image there Sap reports are the same -
Exactly man’s a Structual engineer is more like to point out something that will cost you a fortune Where architects love spending your money

I would go to a Structual Engineer for the drawings Architects drawings are rarely practical Where as the the SE drawings are worked from a practical point of view Which May suit you better if you have decided on the look Architects tend to do a minimum package SE will bill you for hours spent Much cheaper Most SE will do your submission also

Spot on Conor Most would allow 18 months to two years If you get it done quicker It’s a bonus Cash is king An electrician friend is being paid £45 per hour cards in van provided His hours start when he switches the van on and switches it off Very hard to prize him away from his day job Cash is king -

We had a similar experience on our previous build 6 weeks I think Very straightforward to do Well done -
I’ve started the plumbing running a flow and return in 22 mil copper from the manifold into the ceiling The 28 mil to the boiler room The ASHP guy has been down and said it needs to be 28 mil to the manifold and to the upstairs radiators Which seems like overkill to me Any thoughts ?

Totally agree Three doctors and a solicitor so far One asked about parking I said we once had twelve cars on the drive He asked if there was any restrictions in the layby at the side of the house as twelve wouldn’t always be enough Then added Especially at the weekend Swingers I reckon 😁

As previously stated Our first build went on the market last weekend We both work full time and I go to the build each evening till 9 pm So viewings have to be grouped together No for sale sign this time Which seams to have cut down on time wasters While I didn’t expect to be besieged by Echo warriors With sky high bills I did expect some interest in insulation levels Absolutely zero One even asked if it would be a big job to remove the loft insulation in order to board out for storage I do get it Schools M2 etc But with bills so high Heating costs should be somewhere on there wishlist
