And you would get a far better job from a joiner This is Something I’ve been banging on about for a while Some on here use Spons as a bible These company’s that are pricing do not work to any pay scale Just to how busy they are I’ve fitted all ours I was quoted £6900 for fitting our sash windows It took my son and me Two days including loading The bifolds took two of us half a day The Supplier wanted £950 Stick with your original thoughts and get a joiner to fit them most window fitters are semi skilled at best Most are very Heavy handed when it comes to detail

As I’ve stated before We decided against Solar panels Even though it was part of our planning I could of lived with them set in a concrete tiled roof But being as we were forced to use slate It seemed a shame to add something so modern Just a personal choice When we had the final Sap The projected saving was about £250 per year which is inline with Dave’s realistic expectations Supply and fit was around 9k So installing would not make financial sense unless you where to self fit and bring the cost down significantly Just browsing online Some of the predictions are extremely optimistic Our previous home was a standard 90s 4 bed 2 bath new build With four of us living there £650 per year electricity and around £700 gas surely our SB s are more efficient than a standard 1990 s house Most of us will have low bills regardless of solar energy

  7. The term should be semi dry Its dry compared to normal concrete but still has water mixed in I normally ask for a curb mix I put two cube in ours to sit the tank in Dont forget to fill your tank to the top with I just left a hose running all night As it was quite late when I finished

    Pretty much the same as England then I’ve all the paving arriving on Friday So a few months time the paving will comply But I was very conscious of our vat claim as we have been in since December I think the point I was trying to make was Some in here may find them selfs at the top of there budget getting there House liveable would be the main priority Or May even need the vat back to complete The way I’ve gone about it allows you to comply with building regs and keep your wallet in your pocket I spent a £100 on materials and an afternoon in the workshop Two hours fitting Who knows I may have started a trend

    We have several hundred new builds going up in our area Same to local authority BC that have visited ours They where less happy with the new builds across As they said the DA access didn’t comply No level landing in front of the door Paving sloping from either side If I had built it in concrete or flags It would have been pretty obvious what my intentions where I haven’t got away with anything Just simply followed the rules I would say to anyone who needed to get signed off and wasn’t ready to grade the outside yet Try it and if refused Ask BC to show you the paragraph that prohibits the use of wood It worked for us

    Exactly I couldn’t find anything in the English regs that said No Wooden construction Id be really interested to see how the Scots rules differ To save me trolling through like I did with the English regs Paste and copy the section that prohibits the use of timber Also you have to remember this has been listed as temporary on our sign off

  13. If it is of any help We had a soil survey and used Geo-smart Which cost £500 two years ago But was significantly lower than other quotes As above Clay and lots of trees mine was in the planning conditions So no choice

    Yes all signed off Two different BC If you read the disabled acces Nothing says it has to be tamac or concrete I did it exactly the spec that I was asked 1-20 1200 x1200 flat level acces 100 mil upstands Listed in sign off as temporary Disabled acces Should be a problem anywhere He’s even entered us in an award scheme By the time the photos are taken a permant DA acces will be in place
  16. You may find a builder that you really hit it off with and has a couple of recent jobs that you can view Somtimes worth spending a little more on someone that you feel comparable with
  17. I agree i you go the route of a project manager he or she needs to be there full time You can’t exdpect someone to take responsibility for things that happen while they are not there

    Sorry just seen your post I used Stirling K rend Scratch coated and meshed above each window Used two coats of K rend silicone directly onto blockwork No need for scratch coat four days work for myself and my son The weather was horrible
  19. Yes you are still better getting a builder on a fixed price I’m not sure what a project manager does on. Single house Unless He Or She are recruiting individual trades Most people tend to thing a PM has a pool of trusted trades to recruit But In reality they ring a round get get anyone who happens to be available at the time

If you can find a builder that you can get on with and feel you can trust There is no need for a project manager and most of the larger builders merchants will offer a QS service and cost dverything from you drawings Normally a few hundred if you have an account with them Im never sure what a project manager would do all day overseeing one house But ultimately no one will cate about your project as much as you and certainly won’t be as frugal as you when it comes to spending your hard earned cash

  25. I’ve got her Ten ton for starters Foind a good quarry that will deliver ten ton for £225
