If the liners are on solid walls One per man hour including making up the frame wouldn’t be unreasonable Fitting to studs at least half as many again Oak type internal doors One per man hour including latch and handle would be reasonable These are site Joiner targets There can be a massive difference between all trades that are used to site work and the others JOBBERS But will also depend on the day rate you are paying On a house there is hardly anything that can’t be quantified and priced

This quite common But first of all you need to realise what ever he calls this arrangement he’s not a main contractor He’s project managing the job for Indeed a main contractor would be responsible for trade rates and poor workmen ship Under this arrangement with him being paid a wage you would have to chase individual trades for any problems that crop up at a later date But in saying that I’ve seen this work on many small jobs

Looks great We have paved ours with a good quality block paver 450 m2 My wife said let someone else have the hassle and pay it out of our 30k vat claim No chance with quotes coming in between 44 and 51k So comparably to what you have paid

We had strict riot protection written into our planning by Brutish Heritage We fenced around both areas for the duration of the build When it came to laying the drive we had no choice but to lay the drive over the area of one of the protection zones We removed a few of the roots and the 80 year old tree is fine Just before we moved in NW water moved a water hydrant in the other protected area Dug down 2 metres Moved it forward 2 metres Then filled with concrete Killing the oak tree NW have been down and said it may come back next year UNLIKELY But if it doesn’t it’s just one of those things I contacted planners they asked had I protested the area mans said well you couldn’t have done much more

No your site insurance will cover the house as it goes up and damage to other persons property Yours included It will also cover anyone happening onto your build and injuring themselves -

Well it’s nearly twelve months since we moved in and most of the Sumer has been spent finishing its and putting in a drive and landscaping and I’m bored After two years Well almost three of none stop activity I’ve found a couple of plots that I like but they are both equally difficult to complete on Hence I’m typing this out at 2am Thinking to myself there must be others that have found finishing there build an anticlimax Or am I just an insomniac

I just realised while my build was 284m2 coming in at 830m2 in with our costing are two double skinned double garages We must have spent at least 25 k on these Done better that we thought perhaps I should re calc ? -

Scrape all the floor spotless Bleach everything Your better using a matting Ditra or dura Covering floors with plywood is a bit outdated Stick the matting down with Ardex AF200 No need for any screws or nails No chance of nailing any pipes -

It cracks me up the way contractors treat self builders I supply and fit plasterboard metal framing and insulation to large sites Loads of skips there to be used No chance I’ve to supply my own skips It would be more than reasonable for you to deduct the price of a skip and something for your time Had he not let you down Surely he wouldn’t have left a big pile of rubbish for you to get rid of
