Finishes 31 sash windows I set of French doors 1 set of bifold 5 mtr orangery with glass roof lantern 150 m2 of UFH Covered with a 150 m2 of top quality Italian porcelain Large Nolte kitchen with £7000 worth of appliances 120 m2 of Italian tiles used on to bathrooms One with free standing tub and one ensuite All German Fittings Two double garages 400 m2 K rend Electric gates and garage door 400 m2 of Tobalmoore paving Paid for out of some of the vat claim We have a warm well insulated house I should point out that we have built out of Block and block So we where always going to come in less than if we had taken the easier option of TF We where able to build without selling our own home or borrowing Largely due to spreading the cost over two years Im sure I’ve missed something We chose not to install MVHR If not sure it would have made any difference one way or the other Perhaps in the next one If only to have it and not need it If we had lowered the fitting out spec we could have knocked 40 K off the cost and still had a nice house

Budgets on here vary wildly and so does the spec As Dave has pointed out much depends on how much you do yourself Paying for trades can soon rack up We finished ours in two years While holding down full time jobs We worked Friday to Sunday and I went to the house for a few hours each evening Every week We didn’t scrimp on the finish All German Bathrooms and Kitchen we came in at 830 m2 On a 5 bed 285 m2 house My wife is a theatre manager in a hospital and has helped out with roofing plastering wiring Fitting windows and doors etc The list goes on Don't underestimate how much you can save by doing a lot of the labour yourself

We had 750 tons of mostly Clay to remove by lorry 20 ton at a time I did a deal with a local haulier 3 lorry’s Each returning with reclaimed hardcore 130 per load of hardcore 130 Muck away We started in November Had we started on schedule in June We would have saved a third on the muck away Prices three years ago

  7. Unfortunately the joints look good If it’s any consolation Had you of used real marble You would have had the same Issue on any joint Random pattern

  9. The only nogs you will need are the ones around the perimeter As long they are glued the edges don’t need supporting

There are very few issues with modern flat roofs GRP or Fibreglass Either system when done right will last for decades Ideally you Brad a small amount of fall But any standing water is unlikely to penetrate I see newly roofed commercial buildings with nowhere for all the water to run off due to the sheer size So if you use either and add a little bit of fall It should be the last time it would need doing I used fibreglass on top of OSB 3 No need for expensive Marine ply anymore

Not sure what others have posted yet But if it was the difference between your plot being a plot or just a big garden I would approach the highways Ask fora on site meeting a d find out if lowering the wall would satisfy them and to what height If all goes well I would approach your neighbour Tell them your problem and offer to rebuild the wall or a different wall to a slightly lower height Save them doing it at there own expense at a later date I would guess that highways would want it to be about a metre

My wife and myself moved 10 ton of Stone for the Gabion baskets in the light to heavy rain It took us about 5 hours to move it 30 mtrs Bit a funny size hard going shovelling My wife put most in by hand Surprising how Quik the pile goes down The following week we had 20 ton of sand to move More volume but easy going

  15. You should be able to cut the boxes accurately with a pad saw Marking on with a pencil Just a case of taking your time

  17. The 17 degree isn’t an issue as you can buy a roof light window that will do a shallow slope Pics would help When you say trusses Are you converting the loft ?
  18. We tried that one Ours needed a cert saying grade 1 slate They even objected to us not using local slate

  20. Ive worked on Quite a few TF where the inside is virtually complete before any of the outside skin has been built That were TF comes into its own in winter

  22. They have taken about 18 months to get to the top of the fence 1800 But my wife keeps nipping the tops off to make a solid screen They where really tiny plants we we put them in A £1 per plant
  23. We have a divide between ours and next door Heritage states no structure We eventually installed the green security fencing and planted Laurels against it You can hardly see the fence now
