  1. The two houses I skimmed Most of the commercials I taped
  2. or they specify a voyage with period features Then moan about the small windows and rooms being dark
  3. Yes loads Mainly hotels and costas We did two large houses in the Lake District and one of his three designers added this detail I wasn’t convinced but it wasn’t my money They looked really slick when finished
  4. Yes apart from some new builds having a few solar panels and a bit more insulation Not to much have changed I love the touch glass though Perhaps to expensive to be mainstream
  5. Spooky Almost the same spec as Barrets
  6. I’m totally with Temp here Splitting invoices can muddy the waters Safest is to get an invoice and claim it at the end
  7. We hap an expensive pottery basin dropped over our gate
  8. It won’t be an issue as long as the invoices have your name on them We had nothing from the internal fit out with the site address on
  9. Good idea You will save a chunk of money I did most of the build including wiring and heating You will need someone to sign off your electrics and boiler Id a plumber and Electrian friend who checked all the first fix before I plastered the inside But if your going to get it first fixed It should be a doddle Just ask who ever does the first fix if the will sign it off at the end
  10. Thank you It took 9 months for my wife to decide on a kitchen We looked at so many German kitchens They all merged into one I run a tiling business But had no input on which tiles we used Other than I wanted Italian Porcelain If we would of had a contractor building the house He would have walked off several times ?
  11. Here’s ours My wife spent ages deciding on the floor tile Quarts and unit colours I’m good at firing kitchens and tiles Rubbish eye for colours though
  12. Definitely worth the free trial
  13. Of course it doesn’t matter It was a long protracted thread Asking cost per build how much work had been put in by each self builder and also the spec of each house A very useful thread Im sure one of the mods could put it back up as there are quite a few newbies sonde it was started
  14. Sorry miss that out Good point mine included electric gates and 450m2 of paving also and a DG
  15. dividing the price of the land by the size of the plot or the size of the build? I think both are being used although tbh it's all a bit off topic as it is the build cost that is relevant here as land cost is so massively variable across the country Not really off topic I was referring to a previous build cost thread Bit before your time on here I had posted that we had finally got all our costings in and for a high spec build we had come in at £830 m2 Someone suggested that we should add the land in I think my answer is pretty much what is written above Some land is I expensive or free while others are paying more than most of us are paying in build costs I would always say include the fees and connections costs But leave the land out of the build cost Though it’s great to see the two separated
  16. Yours is a prime example why when we talk about cost per m2 The land and the build always need to be split
  17. 2200 seems very high Sorry just seen your location SE Labour must considerably higher than the rest of the U.K.
  18. Ours where pretty similar to yours 1.5 to 2000 Good ground surrounded by Ash and oak trees I used clay board to help with the heave Engineer specified BB However I built two D garages Same foundations BC was ok with me using a slab foundations for these He specified 25 mil insulation around the perimeter to keep the concrete off the walls
  19. TP are a nightmare I needed a foam gun in a hurry £37 Normally pay under a tenner
  20. Jewson’s and TP are expensive The G tech and Knauf are fine
  21. Ask as many as you want There will most likely be a frame that the tile battons are fixed to Quite a simple job to screw cement board to the frame Then scratch and fibre mesh the same as the rest of your house
  22. Just checked what I’ve been paying G tech 22 mil insulated PB &14.09 2.4x1.2 sheet
  23. You do that The reason why it’s not usually done that way is the ceilings can finish quite Wayney You will also get a lot of screw pops when the heating goes on
  24. Webber isn’t the best I’ve never heard of enewall I’ve been using K tend products for the last 20 years without any real problems I use wet and dry dash on a regular basis Both look great and Stand the test of time The after sales a tech support from K rend is second to none Right powerwall Almost identical to K dash From memory I think it was about 25% more expensive than K Mot a fortune on a small job like yours if you have a preference you will need a base coat and mesh with both products The labour figure should be around £22 m2
  25. Webber isn’t the best I’ve never heard of enewall I’ve been using K tend products for the last 20 years without any real problems I use wet and dry dash on a regular basis Both look great and Stand the test of time The after sales a tech support from K rend is second to none
