  1. The problem that you will have is that there won’t be anyone there to process you application
  2. Yes on the ground floor of most new builds the radiator pipes come down from the ceiling and are clipped to the face of the block work Then covered by the dot and dab
  3. Yes I don’t think you can force anyone to come in
  4. We’ve just had the electrical and plumbing company walk off site There lads would rather be paid 80% and stay at home The company has been told to get them back tomorrow
  5. One thing I would add is Be very careful with deposits There’s going to be some great offers over the coming weeks but many of these company’s may not be around in six months time
  6. I’ve four cube going to a small job on Thursday Supplier has asked me to call Weds evening I’m hoping to keep going till the end of this week It’s looking like most building work will be stoped by then I would wait three months before starting
  7. You will get the same with Ceramic tile Anthracite Code for dark grey
  8. Look forward to the replies as this will effect our next build
  9. Your right Ian We will be hopefully going through planning again shortly Though I must say that the planning side of our build wasn’t enjoyable and the only time I felt stressed
  10. Perhaps not the best time to start a build with the country about to go on lockdown Nothing to stop you doing the admin side and quotes though
  11. It wasn’t just the log burner His neighbour seems to have a fire going in the garden on a permanent basis We are near a main road he suggested that the same would happen with traffic fumes Enough to put my wife off We have built a large house with UFH Well insulated and is cheap to keep at 18c Weve never used the upstairs heating So I’m not sure if we would have benefited from MVHR It May have been just something else to go wrong We where required to put solar panels on the roof We ignited this as we don’t like the look of them and couldn’t see any way we would recoup the cost It’s all down to personal choice and budget
  12. Also late on the post We didn’t add MVHR Main reason being a family friend that lives locally and self built 6 years ago advised us against installing Telling us while his system works well it drags in the smoke and smells from his neighbours stove and outdoor fires and suggested the same might happen with us It’s very difficult to get an objective opinion from someone who has already spent there hard earned cash on MVHR I installed two sets of bifolds Look great Probably hardly ever be used another side of the coin would be The money spent would have paid for MVHR Tricky one

    Oak Beams

Osmo is as good as anything i cleaned the water damage off ours with Oxcylic Acid Brings them up like new
  14. Building control are certifying your windows when they issue a completion certificate They checked all mine with a light metre Trickle vents also and checked they had an airtight seal inside and out prior the plastering and render
  15. I was driving along this morning and heard an add I think Safestyle Saying when you sell your property FENSA cert is the first thing your buyers so list or will ask for For £50 quid you could find someone online that would certify without coming down I built a large extension on our previous and replaced all the windows The buyers solicitor was more than happy with BC cert Im sure you will be fine
  16. Your are quite correct Certainly for England Our local Authority BC mentioned it to me I told him while the manufacturer -supplier is Fencer registered Its a self build and I’m fitting them myself He was fine with that Though he did mention the trickle vents
  17. You could add a fully drain around the extension Very small cost involved
  18. We used to do 50 -50 wet and TJ Now it’s about 25% Tape and Joint There's a big of a myth about TJ being faster and cheaper The labour rates are the same Material are a little more expensive for TJ Its worth paying a little more for a company and get really good finish The my builder type guys are pretty terrible
  19. For the one pictured Including the two windows I paid 700 plus vat I have an account with Quickslide
  20. Both dry as a bone
  21. I’ve built two Dgs with our build Both full rendered But done them double skinned forthwith reasons that you have highlighted
  22. Could watch the horse racing For some unknown reason its still going ahead Rupert Bell seems to think it will help improve the country’s moral
  23. I’ve used solidor Front and back Great range and the easiest doors I’ve ever fitted
  24. We purchased a Top spec German Nolte kitchen German efficiency everything double checked We had two damaged doors one unit missing A 5 mtre stainless finger rail had been scratch and someone had tried to polish it out and two trims for one of the oven where missing They blamed migrants for the damage There is a six weeks turnaround on each kitchen So that’s how long I had to wait While I was able to fit the kitchen I had to put the quarts worktops and Island off for six weeks Some of these companies are so big there not bothered over the likes of us
