No probs Ian as I stated in a previous post Timber cladding isn’t our bag But with the materials onsite and cladders on Furlough We gave up four days to help out I need to call on there so I’ll snap a couple of photos
-
This is one I did a few weeks ago It was onto block work Batons then membrane Batons on the reveals and head Cladded with Cedar then we used a 50 mil 5 mil thick Cedar angle mitred to dress all the opening Sorry no close up I can take one on Monday if needed
-
Comes of typing on my phone Loads of suggested typos
-
That’s all I did on ours I let it in 40 mil Lead silicones the joint and stuck a bead over it
-
What I normally do is tack the lead to the block work and run a diagonal bead over the lead trapping Not the correct way but I always hated beading and rendering in and out of the stepped lead With the advent of fibreglass Nearly all roofers leave the FG flapping in this way when we are rendering

I fitted one in a rental I have We where getting a bit of colour from the ensuite The guy at the plumbers merchants asked if I was having problems with rats Sitting on the loo has never been the same since

I read the £1 m2 fixing Have misread ? Wouldn’t be the first time ?
-
Very very Cheap I run a plastering and framing business I pay 2.50 m2 and a £1 a board for carrying them in
-
A good system that may work for you is a EDPM roof So called flat but always with a fall You can have a drain at either bottom corner and use a podium system to flag a perfectly flat base The rain simply soaks through the 5 mil joints runs down the roof and out of the drains Quick and easy to install Once you have carried the flags up there

I was would guess that any polystyrene is flammable XP is a budget type of coving I would imagine that making it fire retardant Would bring up to the cost of Gyproc
-
I think there still is We never buy anything other than Hilti Due to no other brand will stand up to the contrast abuse Two year warranty Fix and back to you in two days or a replacement is sent out Put them on eBay after two years and recouped half your outlay
-
Thankfully the raw materials seem to be back to normal Gypsum have been working at 50% capacity But with many sites closed deliveries haven’t been a problem I think the problem has been the diy stores running out As with loo rolls prices have gone to silly amounts on FB and eBay We use around three pallets a week so could t afford to pay thirty quid a bag Thankfully builders merchants have kept us going throughout I know of at least two sites that stocked up to the rafters with materials then closed for a month The sane sort of knock on as Loo rolls Good news is Gypsum is back upto 80% June 1st The sheds will get restocked and fools will buy more than they need

What type of block will support concrete beam floor?
nod replied to carlosdeanos's topic in Brick & Block
But you will also need a crane or similar with Block and beam and in our case 6 mtrs of concrete and a central drain periscope vents also and to top it a sand and cement screed -
What type of block will support concrete beam floor?

I used BB because had no choice Far easier and much cheaper to have a slab No foundation blocks with BB either Solid concrete blocks or brick -

You can bed the tiles with a flexible adhesive -
I agree with your builder While we have no MVRH We have gas fuels UFH and lots of insulation Radiators for the first floor have never been used The UFH only kicks in on the coldest days

Myself and my wife did most things I did the groundwork’s fittings set out the out the brickwork built two double skinned garages roofed them and slated them I brought I friend for the day to help with the roof trusses Once I had done the main house footings 158n2 I brought in a gang of bricklayers Myself and my wife did the chamber joists and cabadecking Brickies built up to wall plate and helped me nan handle the 12 mtre trusses onto the wallplate The following day I enlisted two friends to help me get the roof trusses in place (No crane) The following day I came back on my own and Put the valleys in and gable ladders started the facias Couldn’t get the brickies back so spent a week on my own building the three gables My self and my wife felted and battened the roof in driving rain and spent two weeks doing the lead work and slating the roof I had a day putting studs up and first siding and two days fitting the Heavy sash windows with the help from our son myself and my wife finished the orangery roof Fitted the Latin and fibreglassed thE roof Something I’d no experience of Went ok though I put the insulation down for the ground floor Brought a company in for the UFH as buying the materials was only a few hundred quid less than they quoted I’d done plenty of floor screeding in my time I ordered a 15 ton delivery for Monday and a ten for Tuesday I wasn’t really fit on Tuesday At 56 I wasn’t as fit as I thought I was but struggled on till dark Then I needed to get on with the render 400 bags delivered Our son helped me for three days to get the larger areas out of the way Leaving the 150 bags for myself and my wife We dropped the scaffolding a week after starting the render with just the garages to render Then onto first fix plumbing and wiring I was lucky that I had to friends that would drop in and point me in the right direction with plumbing design and more important gas and wiring regs It would have been more cost effective to get the experts in But it was Something I enjoyed doing All be it at a snails pace Both came back for half a day to check everything before pre plaster check We made quick work of the plasterboards Then I spent a week skimming the house out The old magic still there We decided to take a week off work to spray the house out and get the skirts and arcs on upstairs I tiled the three bathrooms Then laid 158 m2 of porcelain on the ground floor Ready for the kitchen arriving from Germany Couple of days fitting the kitchen which was so easy to fit Used granite UK for the quarts worktops Then spent the next six weeks finishing off Internal doors etc We moved in and waited till summer to tackle the landscaping Again I unlisted my wife to help lay 450 m2 of paving It sounds a lot when you write it all down I’m sure I’ve missed some things off But there is so much that you can do yourself Which will bring the cost per m2 down dramatically

Would be grateful for any opinions on my estimated costs

Where have the estimates come from Are they labour only -
Yes you can and plenty of people do It wouldn’t be cheaper though
